If so, we want to hear from you.Position OverviewAs an Estimator, you will play a key role in budgeting, cost estimating, and procurement strategy for EYA's residential development projects. You will collaborate closely with our Purchasing, Construction, and Development teams to create accurate cost estimates, analyze contractor bids, and ensure financial feasibility for townhouse communities in the DC metropolitan area.The ideal candidate has a background in general contracting with experience in residential or mixed-use projects and enjoys working in a fast-paced, negotiation-focused environment.Key ResponsibilitiesPreconstruction & EstimatingDevelop and maintain detailed cost estimates for townhouse and mixed-use projectsConduct quantity take-offs, material pricing analysis, and cost comparisonsAnalyze subcontractor and supplier proposals to ensure competitive pricing and scope completenessAssist in value engineering by identifying cost-saving opportunities without sacrificing qualitySupport contract negotiations by evaluating pricing structures, scope clarity, and market trendsBidding, Procurement & Contract NegotiationPrepare and manage bid packages for subcontractors and suppliersEvaluate and compare bids, scopes of work, and contractor qualificationsWork closely with the Purchasing team to refine project budgets and ensure cost controlCollaborate on contract negotiation strategies to ensure favorable terms, pricing accuracy, and risk mitigationBudgeting & Cost ControlDevelop and track initial project budgets, updating estimates as designs evolveProvide cost projections and financial analysis to assist in project decision-makingCollaborate with the Construction and Development teams to monitor costs throughout the project lifecycleTechnology & Data ManagementUtilize estimating software, Excel, and construction databases to streamline cost analysisManage and update cost databases, historical pricing, and unit cost trendsAssist in implementing automation tools and data-driven decision-making in the estimating processQualifications &; SkillsCore CompetenciesMinimum three years of experience in construction estimating, preferably with a general contractorStrong knowledge of residential construction, homebuilding, or mixed-use projectsProficiency in estimating software, spreadsheets, and cost databasesExperience supporting or participating in contract negotiations with trade partners and suppliersExperience preparing quantity take-offs, budgets, and bid analysesAbility to collaborate with subcontractors, suppliers, and internal teams to ensure accurate pricingStrong analytical and problem-solving skills with high attention to detailPreferred SkillsFamiliarity with the DC metro area construction marketUnderstanding of purchasing, procurement, and cost management processesExperience with Procore, Bluebeam, or other construction management toolsWhy Join EYA?Join an award-winning builder and developer known for innovation in urban homebuildingPlay a key role in shaping residential projects, working closely with the Purchasing and Development teamsOpportunity to transition from a general contractor to a leading residential development firmCareer growth potential with a company that values expertise, independence, and professional developmentWork on impactful residential projects that shape the future of urban livingReady to apply?
