We are currently partnered with a global real estate investment manager looking to expand their presence in the US by bringing on an Associate of Acquisitions to cover Industrials. This firm is known for having a strong global brand and providing their employees with great opportunities for growth and career development. The Associate will play a key role in sourcing, underwriting, and executing industrial property investments, including distribution centers, logistics facilities, light industrial, and last-mile warehouses across key U.S. markets. The ideal candidate has 3-5 years of experience in real estate acquisitions, investment analysis, or private equity, with strong financial modeling skills and a deep understanding of the industrial asset class.Key Responsibilities:Investment Sourcing & Transaction ExecutionIdentify and evaluate industrial acquisition opportunities across key U.S. logistics hubs and emerging industrial markets.Develop and maintain relationships with brokers, developers, institutional investors, and lenders to source on-market and off-market deals.Conduct preliminary deal screening, market research, and financial feasibility analysis.Support the due diligence process, including property inspections, lease reviews, tenant credit analysis, and third-party reports.Assist in negotiating letters of intent (LOIs) and purchase agreements in coordination with legal and investment teams.Work closely with capital markets teams to evaluate financing strategies for new acquisitions.Financial Analysis & UnderwritingBuild and maintain detailed financial models (DCF, IRR, cap rate analysis, rent roll projections, sensitivity analyses) for potential industrial acquisitions.Assess tenant creditworthiness, lease structures, and net operating income (NOI) growth potential.Evaluate development and redevelopment opportunities, including build-to-suit projects and value-add repositioning strategies.Analyze potential capital expenditures, operational costs, and market rent assumptions.Prepare investment committee presentations and underwriting reports.Market Research & Industrial Sector StrategyConduct market research on industrial supply-demand fundamentals, leasing trends, and tenant industry dynamics.Track rising e-commerce, supply chain trends, and shifts in logistics & distribution strategies impacting industrial demand.Monitor zoning, regulatory changes, and infrastructure developments affecting industrial real estate.Stay up to date on capital market trends, interest rate movements, and institutional investor activity in the industrial sector.Portfolio Strategy & Asset Management CollaborationWork closely with asset management teams to track post-acquisition performance and optimize leasing strategies.Monitor lease expirations, rental growth, and tenant retention to compare actual performance against underwriting assumptions.Support hold/sell analyses, refinancing strategies, and potential portfolio dispositionsRequirements: 3-5 years of experience in real estate acquisitions, investment banking, private equity, or asset management, with a focus on industrial assets preferred.Bachelor's degree in Finance, Real Estate, Economics, Business, or a related field (MBA or CFA is a plus).Strong proficiency in financial modeling (Excel), Argus, and real estate underwriting tools.Deep understanding of industrial real estate fundamentals, tenant demand drivers, and logistics trends.Knowledge of lease structures, tenant credit analysis, and industrial development economics.Excellent analytical, communication, and presentation skills.Ability to manage multiple deals, prioritize tasks, and work under tight deadlines.Established broker, developer, and investor relationships within the industrial sector is a plus.
