We currently have an exciting opportunity for a Purchasing Agent, on-site in our South Charlotte office. We currently have communities in the Charlotte Metro area and we are growing!The Purchasing Agent will estimate materials necessary for the construction of residential homes, process Purchase Orders, and maintain budget reports.ESSENTIAL DUTIES AND RESPONSIBILITIES:Maintain itemized material lists and pricing in company's ERP software (ECI Mark Systems)Set up new plans and options by performing material takeoffs, creating line items (SKUs), applying contracted costs to SKUs, and establishing the selling price of optionsPrepare and distribute bid packages for new communities and plansProvide vendor cost comparisons to the Director of Purchasing to support price negotiationsIssue accurate Purchase Orders for new home startsGenerate and analyze vertical cost reportsMaintain job specific budget reports throughout build cycleProcess Variance Purchase Order requests from Trade Partners and Construction TeamSolve for variances and improve accuracy of bids and takeoffsProcess Change Orders requested by Sales and Design TeamsCommunicate specification revisions to stakeholders (Trade Partners, Construction Managers, Sales Agents, and Design Team)Investigate and resolve billing and payment inquiriesPerform related administrative and clerical duties as assignedEXPERIENCE, SKILLS, KNOWLEDGE:3+ years of experience with a Production Homebuilder, especially in Purchasing/EstimatingDeadline and detail oriented, performs work with a high level of accuracyCreative problem-solver, proactive, and collaborative teammatePossess strong analytical skills, identifying discrepancies and inconsistenciesSkilled user of Microsoft Excel and has an aptitude to learn new software programsPossess good judgement and decision-making skills with a high-level of ethics and integrityStrong inter-personal skills with proven ability to maintain good working relationships with management, co-workers, and Trade PartnersOrganizes and articulates ideas clearly and concisely with the ability to prioritize multiple tasks with high-quality resultsAbility to work independently and as part of a teamAbility to adapt to changing priorities or projectsECI Mark Systems experience preferred, but not requiredBENEFITS:Health Insurance - Medical/Dental401(k)Vacation, Holidays & PTOQuarterly Bonus Opportunities
