We are currently partnered with a top global real estate investment manager looking to expand their asset management team by bringing on an Associate to cover their west coast housing business. This firm is known for have a strong footprint across the US and Europe across all major real estate verticals. In this role, you'll be responsible for all asset management duties including financial modeling, portfolio analysis, valuations, and property operations. This is a very dynamic role working closely with acquisitions and operations. ResponsibilitiesPortfolio Performance & StrategyMonitor and analyze the financial and operational performance of assigned single-family and multifamily assets.Assist in developing and executing asset-level business plans to maximize cash flow, occupancy, and overall ROI.Identify value-add opportunities, cost-saving initiatives, and operational efficiencies.Collaborate with internal and external stakeholders to track KPIs, ensuring alignment with investment objectives.Valuation & Financial AnalysisConduct quarterly and annual asset valuations, including discounted cash flow (DCF) analysis, cap rate assessments, and comparable sales analysis.Perform hold vs. sell analyses to support disposition strategies and capital allocation decisions.Maintain and update financial models to reflect changing market conditions, asset performance, and business plan execution.Support debt financing and refinancing efforts by preparing valuation models and lender presentations.Work closely with acquisition and investment teams to underwrite new deals, leveraging market comps and financial projections.Property & Operations OversightWork closely with property management teams to ensure best practices in leasing, maintenance, and resident satisfaction.Evaluate leasing trends, tenant retention rates, and occupancy metrics to optimize rental revenue.Monitor capital projects and renovations, ensuring completion on time and within budget.Support due diligence efforts for acquisitions and dispositions, including market research and property inspections.Market Research & StrategyStay informed on real estate market trends, rental demand, and competitive positioning within various U.S. markets.Conduct market benchmarking to assess pricing strategies and rent growth potential.Identify emerging risks and opportunities related to economic shifts, regulatory changes, and housing trends.Qualifications & Experience:3-5 years of experience in real estate asset management, preferably with exposure to both single-family and multifamily housing.Bachelor's degree in Finance, Real Estate, Business, Economics, or a related field (Master's or relevant certifications a plus).Strong experience in real estate valuation, including DCF modeling, cap rate analysis, and underwriting.Proficiency in financial modeling (Excel), Argus, and real estate underwriting tools.Strong understanding of real estate finance, valuation, and property operations.Excellent analytical, communication, and problem-solving skills.Ability to manage multiple assets across various markets while meeting deadlines in a fast-paced environment.
