Hirewell has been exclusively retained by Adler Industrial, a private commercial real estate investment, to lead the search for their Vice President of Asset Management. Adler Industrial provides development, management, leasing, and construction services to its industrial assets concentrated in and around Boise, Idaho. In addition, the Adler Companies own and manage retail, office and multifamily real estate located in other areas of the United States. The Vice President of Asset Management position is based in Boise, Idaho and will be responsible for the strategic planning and asset management of the entire Adler real estate portfolio.Responsibilities include:Leadership and ManagementServe as a member of the executive leadership team. Oversee and manage the property management and leasing teams, both internal and external. Includes working in cooperation with the HR department, in hiring, evaluating and terminating employees under direct supervision.Asset Plans, Operating Budgets, Leasing, and ReportingPrepare an annual and multi-year asset management plan for each property. Provide governance, direction and oversight of business plans, budgets, forecasts, leasing, physical improvements, and property management of company assets. In other words, take on the role of an owner. Work directly with the in-house leasing team, third party leasing agents and/or in-house or third party property managers on new and renewal leasing. This includes approving the marketing plan, performing, or reviewing lease analyses, and lease execution. Prepare and present quarterly internal property and portfolio performance review presentations including identifying variances, potential inaccuracies, and operational inefficiencies. Review and track monthly financial statements, annual budgets, and key performance metrics to monitor results, identify issues, and analyze trends. Track and analyze asset and investor performance (returns) including internal rate of return, time weighted returns and other performance metrics. Market analysis (asking rents, absorption, supply/demand, pending pipeline, lease comparables, etc.). Assist in establishing rents for individual properties by mining comparable market data and utilizing 3rd party reports and leasing agent interviews. Capital Planning, Forecasting, Reporting, and RefinancingApprove, monitor, and inspect capital expenditure work. Establish and enforce benchmarks, guidelines, and policies. Oversee development of multi-year capital expenditure budgets. Identify opportunities and upcoming significant debt and equity events.Qualifications include:Bachelor's degree in real estate, finance, accounting, or a related field. +5 years of asset management experience for a commercial portfolio (industrial preferred). Strong background in real estate finance and understanding of capital structuring, including both debt and equity portfolios. Commercial and industrial real estate investment analysis experience.
