Job Summary:The Purchasing Manager will be responsible for sourcing, negotiating, and purchasing high-quality materials, finishes, and subcontracted services for luxury residential and commercial projects. This role requires strong industry knowledge, supplier relationships, and the ability to optimize procurement strategies to maintain budget and schedule integrity.Key Responsibilities:Develop and execute procurement strategies to source high-end materials, fixtures, and finishes that align with project specifications.Negotiate pricing and contracts with vendors, manufacturers, and subcontractors to ensure cost-effectiveness and quality.Establish and maintain strong relationships with suppliers and key industry partners.Manage inventory levels, lead times, and supply chain logistics to prevent project delays.Collaborate with project managers, designers, and construction teams to ensure materials meet design and quality expectations.Monitor market trends, pricing fluctuations, and new product innovations in the luxury homebuilding industry.Ensure compliance with company policies, industry regulations, and sustainability initiatives.Conduct regular supplier evaluations and performance reviews.Identify cost-saving opportunities without compromising quality.Oversee purchasing documentation, contracts, and budget tracking for procurement activities.Qualifications & Experience:5+ years of purchasing experience in the luxury homebuilding or high-end commercial construction industryStrong knowledge of luxury building materials, finishes, and custom fabrication processes.Proven negotiation skills with an ability to secure competitive pricing and favorable terms.Experience managing supplier relationships and contract negotiations.Familiarity with procurement software and inventory management systems.Strong analytical skills to assess market trends and optimize purchasing strategies.Excellent communication, organizational, and problem-solving skills.Ability to work in a fast-paced environment and manage multiple projects simultaneously.Bachelor's degree in Supply Chain Management, Business, Construction Management, or a related field is preferred.
