We're dedicated to quality and collaboration as we transform raw land into thriving communities.Position OverviewThe Land Development Manager will oversee all aspects of land development for residential projects, from pre-construction planning and budgeting through final delivery of buildable lots to national builders. This role requires a highly organized, detail-oriented professional with expertise in managing budgets, schedules, and construction activities to ensure timely and cost-effective project delivery. Additionally, this position involves close coordination with clients, municipalities, engineers, and franchise utility providers to secure necessary approvals, resolve challenges, and maintain progress.Key ResponsibilitiesProject Planning: Collaborate with internal teams, national builders, engineers, architects, and municipal agencies to develop and execute project plans.Coordination: Work closely with municipalities, engineers, and franchise utility providers to secure necessary permits, approvals, and infrastructure connections.Budget Management: Prepare and manage budgets for site development, ensuring alignment with project goals and financial targets.Construction Oversight: Supervise all site development activities, including grading, utilities, roads, and landscaping, ensuring quality and compliance with safety and environmental regulations.Schedule Management: Develop and maintain project schedules, monitoring progress and adjusting timelines as necessary.Vendor Coordination: Manage relationships with contractors, subcontractors, and suppliers to ensure timely and cost-effective project delivery.Permitting & Compliance: Coordinate with government agencies to secure necessary permits and approvals, ensuring compliance with local codes and ordinances.Quality Assurance: Conduct regular site inspections to ensure work meets company standards and project specifications.Reporting: Provide regular updates to senior management on project status, budget, and key milestones.QualificationsBachelor's degree in Civil Engineering, Construction Management, or a related field (or equivalent experience).5+ years of experience in site development, land development, or construction management, preferably within residential projects.Proven expertise in managing budgets, schedules, and multiple stakeholders.Strong knowledge of civil engineering practices, construction methods, and local permitting processes.Excellent communication, negotiation, and organizational skills.Proficiency in Excel and supporting software applications.A valid driver's license and the ability to travel to project sites as needed.Why Join Us?Opportunity to shape the development of vibrant communities.Collaborative and innovative work environment.Competitive compensation package, including salary, benefits, and performance incentives.Professional development opportunities.How to ApplyInterested candidates should submit their resume and a cover letter detailing their experience and qualifications to mike@ with the subject line "Land Development Manager Application."Learn more about Addison Properties at
