This position will have regional responsibility within the Office & Industrial Team and includes management of the B. F. Saul & Affiliate headquarters as well as oversight for additional assets in the Maryland portfolio. The Commercial Property Manager - MD Office & Industrial, will be highly visible and will interact directly with leadership, and focus on the objectives of reliable operation, attractive appearance, and superior customer service consistent with department's mission. The Commercial Property Manager - MD Office & Industrial will lead, hire, supervise and evaluate the property management team and other qualified personnel assigned to manage the buildings. These teams are ultimately responsible for preparing bid proposals and hire outside contractors; maintaining positive relationships with tenants; preparing operating expense and capital budgets; coordinating with leasing to market and negotiate leases; working with construction to coordinate new tenant construction with building operations; and communicating with accounting regarding property level accounting of income and expenses. The Commercial Property Manager - MD Office & Industrial will be responsible for maximizing utilization of established technology tools by the Maryland property management team.Duties & Responsibilities:Quality Control: Supervises the repair, maintenance, and operation of assigned properties, utilizing the services of property managers, building engineers, other employees, and contractors. Regularly inspects properties to ensure that buildings are in good operating order and appearance. Leadership: Responsible for supervising and coaching personnel to ensure strong performance and employee development. Equal consideration will be given to the development of employees' individual abilities and their interpersonal skills toward the objective of building an effective team and a positive work environment. Customer Service: Encourages by word and example a positive customer service attitude for all staff members, emphasizing the importance of tenant satisfaction and retention. Ensures that demand work orders are being tracked in MRI Angus and are acknowledged, updated, and completed in a timely manner. Procurement: Responsible for property level procurement including bid solicitation and evaluation of outside service contracts. Awards contracts with approval of supervisor. Supervises and evaluates all outside contractors for performance per specifications. Accepts responsibility for accounts payable from purchase orders through coding and approval for paymentBudgets & Capital Planning: Creates accrual operating budget for fiscal year which, when approved by Owner's representative, shall constitute fiscal plan for property. Prepares cash flow operating projections for full or partial fiscal year. Prepares written reports on the physical status of the buildings with recommendations for repairs or replacements. Prepares financial reports and variance reports as required. Prepares ten-year capital plan for each property. Emergency Preparedness: Has the authority to make decisions in the event of an emergency. On a 24-hour basis, responds as necessary to building emergencies that cannot be handled by the building staff. Take necessary steps to safeguard or minimize damage to property. Must advise supervisor when travelling outside of Washington DC area. Tenant Improvement Plans: Coordinates with leasing representatives and construction managers regarding introduction of tenants to building after lease execution. Monitors tenant improvements to effect smooth transfer of responsibility from construction department to management. Ensures that construction work performed in buildings, whether by management company or by tenants, is performed in accordance with Policies and Procedures.Lease Administration: Provides lease administration per Policies and Procedures. Reviews all initial lease abstracts and monitors billing and collection of rents, rent escalations, OER, and above-standard services and utilities. Has in-depth understanding of the reconciliation process for operating expense recoveries and the operating expense gross-up process.Tenant Relations: Executes Tenant Retention Program that includes periodic visits with tenant representatives, holiday gifts, creating and enhancing building amenities, and the developing tenant engagement activities. Safety & Security: Supervises security functions for protection of property in accordance with Policies and Procedures. Supervises fire and life safety annual drills and inspections per Policies and Procedures.Risk Management: Responsible for administration of the risk management program including property safety inspections and tracking and collecting Certificates of Insurance as required from tenants and contractors.Technology: Maximizes the use of property management technology platforms such as MRI Angus (demand and PM work orders, COI processing, routine and emergency communications), electricity monitoring system, water leak detection system, and other technology tools such as Microsoft Teams. Skills/Abilities:Familiarity with building systems, building design, and interior constructionProven strong interpersonal skillsDemonstrated organizational skillsStrong analytical skillsExceptional verbal and written communication skillsProficiency with Word, Excel, and property management softwareExperience with Yardi and MRI Angus Anywhere is desirableExperience with Microsoft Teams is desirableEffective team memberExperience: Minimum five years Commercial Property Management Experience Multi-site and team management experience highly preferredPrior leadership experience is preferredEducation/Licenses/Certifications: Four-year college degree or commensurate work experience is requiredRPA or CPM Designation PreferredDC Property Manager's LicensePhysical/Environment Requirements: Valid Driver's License and reliable transportation to office and multiple properties currently in Greater Metro Washington area. This includes, but is not limited to, Montgomery County, MD, Northern Virginia, and Washington, D.C. Ability to visit properties, building staff, and tenants. Ability to inspect exterior and interior of properties, including mechanical rooms, roofs, and stairwells. Roof access may require climbing interior or exterior ladders.The actual base pay offered is determined by several variables, including, as appropriate, the applicant's qualifications for the position, years of relevant experience, distinctive skills, level of education attained, certifications or other professional licenses held. Base pay is one component of B. F.
