Superintendent of Land DevelopmentFunctionThe Superintendent of Land Development will manage the following main areas of responsibilities: schedule, daily reports, meetings, logistics, inspections & erosion control, safety, document review, and project closeout. MissionThe Superintendent will maintain the integrity of Old Town in all aspects. All responsibilities performed require extensive knowledge and understanding of Old Town properties and core values, inclusive of gratitude, ownership, perseverance, adaptability, and innovation. Candidate will possess an entrepreneurial work ethic and be able to work collaboratively with other Old Town team members. KnowledgeExperienced in site utilities and infrastructure and can train staff on technical and land development methods/techniques Actively reports on and holds to project schedule to all company parties ResponsibilitiesSuperintendent reports to the President of Construction. Primary responsibilities include managing all aspects of the on-site building process, safety, quality control, schedule and manpower allocation. The successful candidate will demonstrate an excellent ability to oversee site utility and infrastructure installation with strong communication and management skills that make people want to follow the candidate as a site leader. Additional responsibilities include: Develop and maintain overall master schedule, with 8 week look ahead and bi-weekly updates published Develop site logistics plan inclusive of coordinated installation of public utilities with utility field crews including electric, telecommunications, and gas Attend Municipal, Utility Provider and Sub-Contractor pre-construction and progress meetings Plan, coordinate and supervise on-site functions (scheduling, engineering, material control) Ensure all on-site personnel comply with project procedures, safety program requirements and work rules. Document all violations, notify project management and recommend/implement corrective action as required Supervise all contractors and assure responsibility for productivity of crafts, efficient use of materials and equipment and contractual performance of the project Verify work is being completed in accordance with project specifications including verifying material and equipment delivered on site is correct, confirming correct install, and ensuring avoidance of protected areas Serve as primary point of contact with City Inspectors Ensure all required field inspections have been coordinated Confirm required signage and public information is posted Complete erosion control inspections weekly or after each major rainfall. Prepare reports and coordinate any repairs/ best management practices to ensure project compliance with SWPPP Other duties as assigned Skills/ Qualifications4+ years of experience as a superintendent Trade specific background or post-secondary education in construction related degree is preferred Experience with computer-based scheduling programs such as Primavera or Microsoft Project Computer based knowledge in Word, Excel, and project management systems such as RedTeam or Procor are a plus Depth of understanding for work including: earthwork, utilities, erosion control, site electrical, and landscaping. Knowledge and ability to facilitate milestone inspections Excellent ability to read civil site drawings and assemble practical phasing plans and project schedules Excellent ability to plan and execute comprehensive logistics plans and site management Completion of OSHA 10 hour training Strong foundation of safety management practices and ability to build a safety mindset and safety culture on the job site Understand erosion and sediment control/stormwater requirements of project to ensure compliance including necessary training to prepare inspections
