If you're looking to join a company where excellence is the standard and growth is the goal, we invite you to apply.Role Overview:The Director of Purchasing will lead and manage the Division Purchasing Team to ensure cost-effective resources are available to build high-quality homes on schedule. This leader will work cross-functionally with Regional and National Purchasing Teams, support Design Center operations, collaborate with divisional management, and oversee financial reporting tied to hard costs. The role reports directly to the Regional Director of Purchasing.Reporting Structure/Key Contacts:Regional Director of Purchasing - for reporting, strategy alignment, and resource allocation.Division Management Team - to support overarching business goals.Division Purchasing & Design Center Teams - for training, performance management, and day-to-day operations.External Partners - to ensure consistent delivery of labor and materials at competitive rates.Direct Reports: 3-10, including Purchasing Managers, Agents, Specialists, & Design Center personnelRecruit, hire, train, and develop Team Members within the Division Purchasing Team.Conduct orientations for new hires and facilitate ongoing professional growth.Foster a positive work environment, building the next generation of leaders.Cost ManagementMaintain the accuracy of hard cost budgets and community proformas.Develop preliminary house plan feasibility budgets to support land acquisition.Direct and analyze bidding processes for items not covered by regional or national estimates.Implement a Category Management Program for key product categories.Develop strategies to improve the company's cost competitiveness.Participate in feature reviews with Operations Teams, present new products for considerationMonitor hard costs, net savings, look for areas where reductions are needed or possible, evaluate information from other markets to determine if applicable locally.Quality AssuranceServe as the final decision-maker for Preferred Partner selections at the community level.Partner with the Operations Team to ensure adherence to company quality standards.Collaborate with Regional and National Teams to update and maintain Scopes of Work.Works with the Regional Director of Purchasing to incorporate regional objectives.Vendor & Partner RelationshipsManage relationships with local and regional Preferred Partners for labor and materials.Oversee partner capacity and performance to mitigate supply-chain risks.Participate in strategic sourcing to align with the company's objectives and values.Lead Preferred Partner Engagement activities (e.g. feedback surveys).Design Center CoordinationSupervise the Design Center Team.Maintain an updated list of product SKUs by feature level.Financial OversightVerify lot costs, community expenses, and "Costs Not in Takeoff".Collaborate with the Regional Purchasing Team on soft costs and community budgets.Assist in creating and reviewing Division General & Administrative (G&A) expenses.Monitor month-end accruals and support financial forecasting efforts.Interested applicants should demonstrate proven success in residential purchasing, strong leadership capabilities, and a passion for operational excellenceTo apply, please submit your resume and a brief cover letter detailing your experience and interest in the role
