Fast growing property management company is looking for new talent in St. Louis, MO. The Assistant Community Manager assists and supports the planning, implementing, and managing the daily operations of the portfolio. They assist in the management of onsite leasing and collections activities and the overall performance of the portfolio. They perform a variety of duties including but not limited to administrative, financial, and resident relations. This role will be heavily focused on leasing operations for the assigned portfolio.ResponsibilitiesEnsures achievement of the community's revenue and occupancy goals by directing the community's marketing, advertising, and sales activities, overseeing on-site traffic, ensuring an appropriate inventory of "ready" apartments, setting rent pricing and concessions, and monitoring the day-to-day sales and leasing activities.Monitor tenant accounts to ensure timely rent payments and promptly address Promotes resident satisfaction and retention by responding to questions, complaints, and requests in a timely manner. Taking appropriate action to resolve and address service issues.Ensures the property's maintenance team members responds and completes resident service requests.Monitor tenant accounts to ensure timely rent payments and promptly address delinquent accounts. Issue rent reminders, late notices, and other correspondence related to collections. Oversee the lease renewal program for appropriate retention rate.Collaborate with legal teams on eviction proceedings when necessary. Oversee accounting transactions and ensure all rents are collected, posted, and deposited daily.Maintain current knowledge and understanding of the industry, competition, and market, applying this knowledge to gauge the property's success and improve results.Maintain accurate and organized records of leases, tenant communications and documents related to properties. Performs other related duties as required. QualificationsTwo (2) years of experience in leasing, leasing management or as an assistant property management role in Single Family Rental housing.Knowledge of the local residential market.Proficient in Microsoft Office Suite.Strong written and verbal communication skills.Great Customer Service skills.Able to learn and work with property management applications.Quick learner and great attitude.Valid real estate license is preferred.
