Tarantino Properties is seeking a Property Management Specialist to work in-office at our corporate office in Houston, TX.The Property Management Specialist is responsible for the efficient operation, management, and maintenance of a portfolio of properties. This role involves managing the financial, operational, and tenant-related aspects of the properties under their care. The Property Management Specialist will travel weekly to an assigned property on a need by need basis. This is a great opportunity for an individual who enjoys overseeing and executing a diverse range of projects while managing a significant amount of travel across various locations. Travel up to 80% is required.The ideal candidate will be adaptable, highly organized, and skilled in multitasking to manage different project timelines and client expectations effectively.Tarantino Properties is a full-service real estate company specializing in income producing real estate. We work with our clients to develop the business plans and make the key decisions that will help them ultimately reach their goals, because we only succeed when our clients do.Key ResponsibilitiesTenant ManagementRespond to tenant inquiries and resolve complaints in a timely and professional manner.Facilitate tenant leasing and renewal processes.Conduct tenant move-in/move-out inspections.Enforce lease terms and manage eviction processes if necessary.Property Maintenance & RepairsCoordinate regular maintenance and repairs to ensure properties remain in good condition.Oversee property inspections and ensure compliance with safety and building codes.Work with contractors and vendors to obtain competitive pricing and ensure quality work.Lease AdministrationDraft, negotiate, and execute lease agreements.Monitor lease expirations and renewals to maintain high occupancy rates.Ensure timely rent collection and manage late payments.Financial ManagementPrepare and manage property budgets and financial reports.Monitor operating expenses and identify opportunities for cost reduction.Collect and account for rent payments, security deposits, and other fees.Marketing & LeasingMarket properties to potential tenants through advertisements, online listings, and showings.Conduct property tours and answer prospective tenants' questions.Assess market conditions to set competitive rental rates.Legal ComplianceEnsure compliance with local, state, and federal property laws and regulations.Stay updated on changes in landlord-tenant laws, fair housing regulations, and building codes.Handle all necessary documentation for legal purposes, including tenant notices and lease renewals.Vendor & Contractor ManagementManage relationships with service providers, contractors, and vendors.Obtain quotes, approve contracts, and ensure the quality of services rendered.Qualifications 3+ years of experience in property management requiredAbility to travel 80% is required.Bachelor's degree in real estate, business administration, or a related field preferred but not required.Experience with property management software such as RealPage required.Strong organizational and multitasking skills.Excellent communication and customer service skills.Knowledge of local, state, and federal property laws and regulations.Ability to work independently and as part of a team.Why People Love Working Here:People are at the heart of what we do every day.
