Position Title: Maintenance TechnicianLocation: Bethesda, MDPay Rate: $30/hr on W21st Shift time: Tuesday - Saturday 6AM to 2:30PM2nd Shift time: Tuesday - Saturday 2:00pm to 10:30pmPosition Description:EMCOR Facilities Services has an immediate opening The Technician will report daily to the EMCOR shift Lead and support them to provide quality workmanship in a safe, efficient, and professional manner. Maintenance Technician II will be responsible for the general facility maintenance needs at the facility and perform general maintenance of equipment as required. A qualified applicant is a US Citizen who possesses a valid driver's license and has at least 4 years' experience in facilities maintenance. They will be able to deal with a wide range of general services. They must be professional, exhibit an ownership attitude while providing excellent customer service and communicating with skill. Essential Duties and Responsibilities:Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.Competently maintains, troubleshoots, and performs substantial equipment repairs. Works independently, and as part of the facilities maintenance team to:Repair Walls, Floors, Doors and any painting and touch up work for beautification of facility.Repair and unclog toilets, urinals, replace and maintain valve assemblies and repair/maintain sensors for automatic flush kits, as well as all other plumbing related to the facility. Responsible for operation, maintenance and repair of air handling equipment at this facility such as vent fans and circulation fans.Preforms preventative maintenance, including the diagnosis of malfunctioning apparatus and/or systems, such as general repairs, minor plumbing, carpentry and electrical needs such as light, receptacles, ballast and controls, HVAC equipment.Monitors the building automation computer system to ensure equipment is running and the building temperature conditions are in range.Communicate effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates. May manage maintenance projects, including complex equipment repair, communicating effectively with Site Lead and coordinating with Sub-Contractors of facilities services.Other duties may be assigned as deemed necessary by the Site ManagerQualifications:Education: High School diploma (or equivalent) required, preference given to those with some undergraduate business or trade school training.Business Experience: 4 years' experience and/or training including the application of mechanical, electrical, plumbing, carpentry skills/concepts required. An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.Licenses/Certifications: Valid driver's licenseLanguage Skills: Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.Ability to write routine reports and correspondence. Must able to send/receive emails and be able to manage an email box. Must be able to operate the work order system and maintenance specific software such Building Automation.Ability to speak effectively before groups of customers and/or employees.Technical Qualifications & Skills: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high quality results.May need to support non-customary schedules and weekend workAbility to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
