We are seeking an experienced and dynamic Senior Property Manager to oversee the operations and management of 110 East, a premier LEED Gold-certified, WiredScore Platinum Class A office building in South End, Charlotte. This individual will ensure that the property operates at the highest standards of excellence, providing exceptional service to tenants and stakeholders while maximizing the building's value and sustainability. Key ResponsibilitiesProperty Operations & MaintenanceOversee the daily operations and maintenance of the property, ensuring compliance with LEED and WiredScore standards. Partner with engineering and janitorial teams to maintain the highest levels of cleanliness, functionality, and tenant satisfaction. Implement preventive maintenance programs to preserve building systems and infrastructure. Tenant RelationsServe as the primary point of contact for tenants, fostering positive relationships and addressing concerns promptly. Ensure tenant satisfaction by conducting regular surveys and responding to feedback. Manage lease compliance and coordinate tenant move-ins, build-outs, and renewals. Financial ManagementDevelop and manage annual operating budgets, capital plans, and expense forecasts. Oversee rent collection, lease administration, and financial reporting. Identify opportunities to improve NOI through cost control and revenue enhancement initiatives. Sustainability & Technology LeadershipPromote the building's LEED Gold certification by implementing sustainable practices and tracking energy and water efficiency metrics. Leverage the WiredScore Platinum infrastructure to enhance tenant connectivity and implement cutting-edge technology solutions. Leadership & CollaborationSupervise and mentor on-site staff, fostering a collaborative and high-performing team culture. Work closely with ownership, asset managers, and vendors to align property goals with strategic objectives. Stay informed on market trends, local regulations, and best practices in property management. Portfolio:Job description includes overseeing and managing additional properties with supporting staff. QualificationsEducation: Bachelor's degree in business administration, real estate, or a related field. Experience: Minimum of 7-10 years of commercial property management experience, preferably in Class A office buildings. Certifications: CPM, RPA, or equivalent preferred; LEED accreditation is a plus. Skills: Strong financial acumen and budget management experience. Proven ability to manage large-scale operations with sustainability and technology integration. Exceptional interpersonal, leadership, and communication skills. Proficiency in property management software, Microsoft Office Suite, and familiarity with smart building technologies.
