You'll be the key connection between tenants, property managers, vendors, and technicians"”ensuring maintenance requests are handled efficiently and effectivelyKey Responsibilities:Work Order Management:Receive and process maintenance requests from tenants and property managersAssign work orders to in-house technicians or external vendors based on skillset and availabilityTrack progress and ensure timely completionMaintain accurate records in AppFolio (property management software)Order necessary suppliesVendor Coordination:Build and maintain relationships with trusted vendors (plumbers, electricians, HVAC technicians, etc.)Negotiate pricing and service agreementsOversee vendor work to ensure quality and complianceSource competitive bids and collect invoicesEstimations & Budgeting:Prepare cost estimates for repairs and property turnoversCollaborate with property managers to stay within budgetCommunication & Collaboration:Serve as the point of contact for tenants, vendors, and property managersProvide daily updates on maintenance progressWork proactively with the team to prevent maintenance issues before they ariseParticipate in team meetings and strategy discussionsWhat Makes You a Great Fit?Experience: 5+ years in property maintenance or a related fieldKnowledgeable: Strong understanding of residential maintenance practicesOrganized: Excellent time management skills, ability to prioritize in a fast-paced environmentCommunicative: Clear, professional verbal and written communication skillsTech-Savvy: Proficient in AppFolio, QuickBooks, and Microsoft OfficeTeam-Oriented: Enjoys working collaboratively while also excelling independentlyCustomer-Focused: Committed to delivering exceptional service to tenants and clientsAdaptable: Thrives in a dynamic environment and can pivot when priorities shiftReports To: Director of OperationsWhy You'll Love Working Here:Work with a supportive, high-energy team that values your contributionsPlay a crucial role in maintaining top-tier properties and tenant satisfactionGrow your career in a company that invests in your successReady to Join Our Team?Send your resume & references to hiring@Call us at (720) 357-6655Be part of something bigger.
