Live-in Residential Maintenance SuperintendentJob DescriptionA NYC Property Management Company is seeking an experienced Superintendent for one of our Brooklyn buildings. The ideal candidate will have at least 5 years of experience in residential rental property maintenance or related handyman roles. This position requires ensuring the building is well-maintained and providing excellent customer service to residents.Key Responsibilities:· Be available for emergency responses 24/7, including evenings and weekends.· Complete work orders promptly and communicate professionally with tenants and building guests.· Supervise custodial staff (if applicable) and assist with daily tasks such as garbage sorting and recycling.· Maintain the building's exterior, including sweeping entrances, cleaning stairs, snow removal, and salting sidewalks.· Ensure the proper functioning of building equipment (e.g., boilers), complete repairs, and manage NYC and NYS-required inspections.· Report maintenance issues to management and ensure timely resolution.· Immediately Communicate and report all emergency and/or problems to the building manager.· Monitor and inspect work done by outside contractors to ensure quality and compliance.· Maintain supply inventory and ensure adequate levels for maintenance work.· Conduct daily inspections of the building to avoid violations and work with management to resolve any citations.· Perform inspections, cleaning, and maintenance of vacated units to prepare them for re-leasing.· Ensure apartments are ready for occupancy, performing repairs as needed in areas like electrical, HVAC, plumbing, carpentry, and appliances.· Maintain cleaning schedules, including floor waxing/polishing, window/door cleaning, and trash removal.· Conduct routine inspections of mechanical systems, boiler rooms, electrical rooms, and the roof.· Regularly inspect Life Safety Equipment and report any issues to management.· Oversee the porter's daily tasks and performance.· Complete other duties as assigned by the Director of Operations or Property Manager.· Maintain professional communication with residents, contractors, and the property management team.· Stay current on building codes and safety standards and correct unsafe conditions promptly.· Keep accurate records of maintenance, work orders, inventories, inspections, and suppliers.Qualifications:· High School Diploma or equivalent.· 5 years minimum relevant experience in building maintenance.· Knowledge of building systems, including plumbing, electrical, HVAC, carpentry, elevators, appliances, and boilers.· Ability to perform basic repairs in electrical, plumbing, and carpentry.· Strong customer service skills and professional demeanor.· Must be able to lift up to 50 pounds, climb, bend, squat, and stand for extended periods.· Availability for evenings and weekends when needed.· Strong organizational skills and attention to detail.· Ability to work independently and in a team setting.· Strong verbal and written communication skills.· Proficiency with building codes and safety regulations.· A customer-first attitude.
