About the Role: We are seeking a dynamic and experienced Project Manager to join our team. This role involves overseeing the procurement, design, permitting, and ground-up construction of two 15,000 sq. ft. buildings in Pittsburg and Brentwood, CA. The total anticipated construction cost is $25M. Initially, you'll start in design from home for the first year, then alternate between Pittsburg and Brentwood for construction management.Key Responsibilities:Coordinate pre-construction services, including constructability reviews and cost reconciliations.Procure design-build entities and manage design development with County stakeholders.Conduct and document project meetings during design and construction phases.Manage RFI, Submittal, and RFI processes and logs.Review as-built drawings and specifications, and evaluate PCOs.Oversee schedules and pay applications, making recommendations to the owner.Develop and implement a QA/QC program.Monitor contractor's work in the field and prepare daily progress reports.Prepare weekly and monthly progress and financial reports for the client.Facilitate stakeholder reviews and plan coordination with AHJs.Oversee the owner move-in process, including furniture procurement.Manage commissioning, closeout, and turnover packages.Qualifications:Degree in Construction Management, Engineering, Architecture, or equivalent.Minimum 7 years of design and field experience.3-5 years of experience as a Project Manager on projects valued at $15M-$30M or more.Ground-up project experience through all phases.Proficiency in Bluebeam, MS Project, Adobe Acrobat, Excel, and Word.Knowledge of PMS systems such as eBuilder, Procore, EADOC, PM Web, or similar.Experience with public works projects.Excellent issues management skills with the ability to track issues to resolution.Strong organizational skills and the ability to plan and set short- and long-term goals.Preferred Qualifications:OSHA 10-HR or 30-HR Safety Training.Why Join Us?
