Commercial Concrete Project ManagerMust have experience working for a Concrete Construction Subcontractor.Privately held, full-service concrete subcontractor with projects typically ranging from $500k to $5m is currently seeking an experienced Project Manager. This is a full-time, salaried position working out of our Keller, TX office. Project Managers are responsible for providing accurate and detailed project information to all appropriate parties in addition to managing the administration components for an entire projectKey Responsibilitiesseeking a Project Manager to join our commercial projects team. Project Managers areresponsible for providing accurate and detailed project information to all appropriate parties inaddition to managing the administration components for an entire project.• Responsible for maintaining and communicating all project information(received/submitted from/to the customer, requested/received fromvendors/subcontractors, etc.), thoroughly, correctly, and timely.Subcontract review to verify scope, terms and conditions. Provide input for companyprotection.Verifying adherence to all subcontract requirements, communicating these to fieldoperations and other internal/external parties.Develops project cost budget from preconstruction documentation.Procure subcontractors, vendors, suppliers for the project based on scope, pricing,quality, reputation, other.Collaborates with Field Operations Personnel to develop an accurate project plan.Serves as focal point for communications with the customer and relaying informationappropriately to Field Personnel or Office Personnel.Securing submittal requirements, assembling them for transmission, submission, follow-up, and complete the process as appropriate beyond receipt (Acceptance, Revise,Resubmit...) and completion of Field Use/For Construction drawings.Prepares RFI (Request For Information) as needed with follow through for fieldexecution.Organizes plans/specifications files and makes appropriate changes and communicates tothe team when revised drawings are received to assure the use of current editions.Implement and Monitor Safety and Hazard Communication Programs.Monitor Quality Control and work in tandem with Field Operations Personnel.Reviews, comments, supplements field-generated Daily Reports.Review invoicing for approval, tracking, and cost evaluation to compare with the budget.Track accounts receivable information for intermediate progress payments.Maintain logs for submittals, RFI, field equipment, concrete orders, and other.Prepare Invoicing/Pay Applications for the project with the appropriate documentation.Maintains the schedule for the project as directed by the customer or for internal planningpurposes.Communicates information, solutions, and opportunities to the entire team whennecessary.Creates change orders after understanding customer expectations.Executes a detailed closeout for the projectPerform other duties as assignedLead by example.Desired Skills and ExperienceAbility to read, understand, and interpret contract documents including drawings, specifications, contracts, scopes of work, and the project schedule.Demonstrate knowledge of construction standards/specifications, concrete mix designs, reinforcing shop drawings (conventional rebar or post tension), finish applications, etc.Good attention to detail with the ability to recognize discrepancies.
