Acquisition Associate - Retail/Commercial Real EstateImportant Note:Candidates must have retail-focused commercial real estate experience to be considered. You'll have the opportunity to work with a dynamic team, leveraging your expertise to acquire retail sites while growing within a fast-paced, innovative environment.What You'll Do:Source Deals: Perform market research to identify acquisition opportunities by analyzing trends, demographics, and competition.Financial Underwriting: Conduct detailed financial analyses, including cash flow modeling, sensitivity testing, and ROI projections, to evaluate investment opportunities and debt/equity financing structures.Due Diligence: Manage financial, legal, and operational assessments during the acquisition process.Investment Proposals: Create compelling investment memoranda and presentations that outline strategies, risks, and returns.Collaboration: Work closely with finance, legal, and property management teams to execute acquisitions seamlessly.Negotiation: Support negotiations with sellers, brokers, and stakeholders to secure favorable terms.Portfolio Management: Monitor portfolio performance and recommend strategies to maximize investment returns.What We're Looking For:Experience: 3-5 years of commercial real estate acquisition experience, ideally with a focus on retail properties.Entrepreneurial Mindset: A proactive, think-outside-the-box approach with a passion for identifying opportunities and driving success.Technical Skills: Advanced financial modeling and underwriting expertise for commercial properties.Education: Bachelor's degree in Finance, Real Estate, Business Administration, or a related field (advanced degrees or certifications such as CFA or CCIM are a plus).Communication & Analytical Skills: Exceptional analytical ability, problem-solving skills, and clear, professional communication.Why Join Us?Competitive base salary of $150,000/year with benefits and a share of acquisition fees.Comprehensive benefits, including 401(k), health, dental, and vision insurance, and paid time off.Bonus opportunities based on performance.A collaborative, forward-thinking team environment with significant room for career growth.
