SummaryCoordination and supervision of a project under construction in coordination with the Superintendent including scheduling, cost analysis and control, subcontractor relationships, encouraging and initiating new methods for more efficient construction, and developing new business opportunities.GeneralDemonstrates a positive, professional working relationship with Clients, Architects, and Engineers using a positive attitude, listening attentively, and being able to work effectively with various positions.Leads the project team by demonstrating the highest levels of integrity, creating a positive environment, delegating clearly to his subordinates, and holding the entire team accountable for their responsibilities so that we Build Excellence. Effectively represents the Company during Owner & Subcontractor Meetings, projecting leadership strength in meeting settings, expressing leadership through confident communication of projected activities and project issues, while ultimately balancing client satisfaction.Has made him/herself intimately familiar with Owner Contract, General Conditions, Plans & Specifications and is able to command discussion in this arena with full confidence through knowledge of the subject.Ensures Work Plans are being performed and a Meeting is conducted to review and enforce by the Project Team.ReportingTimely Corporate Reporting & Proper Corporate RepresentationConsistently completes and submits an accurate and timely Monthly Project Report by the required due date (10th of the Month).Assures written notifications of time and cost impacts are sent as per contract documents requirements (within 1-3 Days after discovery). Ensures project issues are elevated to upper management timely.Assures compliance with contract requirements relating to the submission of Closeout Documentation.Field Office CoordinationEnsures all project team meetings (Foreman, Subcontractor, Staff) are being conducted weekly and meeting minutes tracked accordingly.Runs the weekly cost and schedule meetings providing meaningful feedback to superintendents and foreman on budget compliance and concise direction for the following 3 weeks of work.Exhibits proficiency in reviewing incoming and outgoing correspondence, assuring completeness and accuracy across the team; responding to critical correspondence in a positive and professional manner. (Critical correspondence affecting time/dollar values within 24-72 hours or less as required by notice requirements, whichever is less).Effectively maintains working hours for office staff, identifies and corrects issues of tardiness or absenteeism through corporate policy actions.Maintains a Clean and organized Project Trailer/Office.Other duties as assignedTechnicalAbility to craft and/or review prepared RFI Language, crafted in a manner to best solicit desired response if necessary or create the best position for MCM.Exhibits proficiency in reviews of plans and specifications for completeness, conflicts and agreement between disciplines.ScheduleCollects input for Punchlist / Deficiency Lists, organizes into filtered tracking method and distributes to subcontractors for correction. Tracks completion of correct items.Generates project baseline schedule within 30 days, completing cost loading within 60 days from project initiation.Update monthly if updated by PM or if updated by PE, assure the project schedule is updated at a minimum on a monthly basis. Cost/Time and/or Change Order impacts shall be updated to schedule on bi-weekly basis.Coordinates with Superintendent for near-term schedules and potential TIA's, includes three lookaheads in a clear manner for each Owner Meeting.Consistently conducts site walkthroughs with Superintendent and Project Team on a daily basis.SubcontractorEnsures timely completion of buyout process through timely review of subcontracts, verification of scopes of work, tracking of buyout process, issuance and return of executed subcontracts. Consistently reviews buyout log on weekly basis for verification of this process.Ensures Daily Reports are created daily, as-builts are updated monthly, and that no subcontractor commences work without executed Contract, Insurance in place, and Bond (if required) in hand.Ensure all Subcontractors are being managed properly (CO's, Reqs, Invoices, etc.) and all Notice to Cures are submitted timely.Ability to review subcontract for inclusion of all items and complete scopes and negotiate with subcontractors accordingly.MaterialProficiency in monitoring material deliveries, tracking and release of long lead items and assuring compliance with approved submittals to meet the schedule.Document ControlAssures RFI's are issued in a timely manner, ideally drafted by Project Engineer and verified by PM; issued within 24 hours of the identification of an issue. Ensure RFI's are clear, and concise and clearly identify the request being made.Ensures project team is submitting MRF's timely, with advance planning of scheduled work. (Not all MRF's critical)SafetyStrives to ensure a safe working environment, making team members feel comfortable when approached, and showing respect for coworkers during challenging moments.Makes sure Activity Hazard Analysis (AHA) Reports are being performed for Major Work Activities.Ensure all MCM Safety Audit Reports are responded to and addressed within 72 hours.QualityEnsure Q/C is maintaining an accurate up to date Rework Log and Reports and that the reports are being distributed to the project team.All Outstanding Quality Control issues (CPPR, DWL, DL, etc.) with the Client are minimized, tracked, and responded to timely.Heavy JobLabor and Equipment Payroll Submitted by 12pm on Monday.Ensure Project Team Submits Daily Cost Analysis Reports for Review. Confirm report is accurate.Weekly Production Analysis report is provided to the Project Team during the Foreman meeting to discuss the green and red operations and how we can improve.CostsEffectively completes the Owner Payment Application draft and delivers to the Owner by the contract-identified deadlines of the month.Drafts and/or conducts final review and completion of Change Orders (CPR's) to Owner, assuring language is written appropriately, subcontractor proposals have accurate scopes, includes well-detailed sketches, drawing backup, schedules, and pictures as necessary.Ensure Cost to Completes are being performed monthly and projections are being made accurately to complete the project.Monitors job cost daily including future negative variances or potential impacts that exceed MCM job cost current estimate. CBAR's are done timely to ensure that the maximum negative variance of less than 0.05%. (Applies to negative variances resulting from lack of projection adjustments).Timely reviews and approves invoices in accounting review software, verify invoices have been coded appropriately, tied to purchase orders, routed with delivery tickets, and acceptable for approval. Review and approvals should occur at a minimum of twice per week.Maintains or exceeds project profitability.Corporate InvolvementAbility to perform peer and subordinate performance evaluations, providing fair and frank evaluation of individuals' performance using constructive positive evaluation and constructive criticism in order to provide recommendations for individual's professional improvement. (Review of prior year's developmental Goals, Goals to individually set for upcoming year)Participates regularly in continuing education, personal training, and professional improvement to continually improve Project Management skills.Offers improvements and recommendations in relation to corporate policies and procedures.Participates in corporate, community and/or networking causes and gatherings to promote corporate and personal exposure and community involvement.Solicit and work toward receiving outstanding reference recommendation letters from clients, if available. Achieve the highest possible score from the client if no reference letters are allowed.Maintain and develop networking relationships with current, past, and future Clients, Architects, etc. for business development.Skills/KnowledgeGood interpersonal relationships & strong communication skills.Delegation of duties and follow-up.Able to initiate and maintain positive internal and external public relations.Ability to check quality, and correctness and supervise field work - all disciplines.Able to apply innovative and effective management techniques to maximize employee performance.Qualifications and ExperienceFour (4) year Engineering or Construction Management degree. Graduate degree preferred.Florida General Contractor's License or PE License desired.Working knowledge of HCSS (Heavy Job) preferred.Working knowledge of Primavera P6 Scheduling Software is preferred.Minimum five (5) years experience/knowledge of construction, design, finance, and management of at least $5 million.The above description covers the principal tasks and responsibilities of the job.
