An established real estate company is seeking an Asset Manager to oversee a $500m portfolio of mixed-use properties!This is an on-site opportunity in Miami, FL with an annual salary from $150-200K plus great benefits.Responsibilities:Financial ManagementSupport, recommend and drive financial decisions. Maximize financial performanceForecast financial performancePrepare and review budgets (Operating and Capital budgets)Conduct regular financial analysis to make informed decisionsPrepare presentations and monthly reports to ownership and partners/ investors, as neededCoordinate and facilitate lender compliance regarding debt covenants, providing financial information, monitoring the release of escrow accounts and maintaining compliant physical conditions.Display understanding of cash balances and availability of funds for projects and cash flow management of operations and capital improvements.Lease Administration:Manage and oversee leasing agents and direct leasing strategy for properties.Handle lease negotiations, renewals and terminations while maintaining strong tenant relationships and ensuring lease compliance.Manage lease renewal strategy to meet or exceed proforma goals, considering local market conditions.Monitor critical dates within assigned portfolio (lease expirations, renewals, loan maturity, etc.)Operational ManagementManage and oversee the activities of property managersReview and approve vendor contracts, as neededMonitor key property metrics/matters (occupancy, rent collection, maintenance, legal matters, tenancy, etc.) and report to ownerMaintain strong tenant relationshipsVisit and inspect properties (located within the State of Florida) on a regular basisIdentify opportunities for operational efficiencies to increase revenue or reduce expenses.Develop action plans for under-performing assets, to improve performance.Risk ManagementIdentify and manage risks associated with the portfolio, including security, insurance, environmental and regulatory complianceSupport insurance claims and litigation, coordinate lender inspectionsAcquisitions/DispositionsSupport property acquisitions and dispositions.Conduct market analysis and due diligence, as needed.Manage the takeover of new assets and assure the smooth and successful transition into the portfolioPosition properties for disposition or financing, as applicableOtherEstablish key relationships (city, economic development, police, other property owners, brokerage community, etc.)M-F schedule but ability to work flexible hours as needed or during emergencies.Required Skills:Bachelor's degree, preferably in real estate, business, finance, or accounting5+ years of experience in a similar roleBilingual Spanish a mustStrong Excel skillsArgus a huge plusUnderstanding of real estate principles and conceptsExcellent written and verbal communication skillsAbility to handle multiple properties and various asset types (retail, office, warehouse, multi-family)
