Getty is seeking a real estate professional, reporting to the Vice President of Asset Management, to help manage its property portfolio, including lease compliance, asset/tenant management, and analysis/reporting of the Company's properties.Position: Asset ManagerKey Responsibilities:The Asset Manager position will leverage the candidate's experience and capabilities to manage, optimize and oversee GTY's growing portfolio of more than 1,100 freestanding properties located across the United States, which includes:Manage tenant relations as point of contact for operational matters through direct communication with tenants.Manage negotiations of lease amendments, modifications and terminations, and process applicable to lease assignments.· Coordination of severs, take-backs and recaptures of sites from portfolio leases, including managing transfers of occupancy and control.· Perform analysis of tenant, portfolio and site level performance.· Work with tenants to ensure tenants' compliance with the terms and conditions of their leases.· Review tenant requests and submissions pertaining to alterations, improvements, signage and other physical site and permitting matters.Facilitate the resolution of conflicts between co-tenants, over-landlords, and abutters as they arise.Manage and track tenant capital expenditures, commitments and performance.· Prepare leasing and property reports.Manage and track tenant reporting of additional rent based on sales.· Participate in AP collections by regularly communicating with tenants and facilitating payments.· Work in coordination with tenants (as necessary) and GTY's legal department on easements, eminent domain matters and modifications of deed restrictions.· Make recommendations to senior management, and formally document the terms of agreements reached in principle with tenants.· Proactively communicate all salient deal points to GTY legal, accounting and business teams as appropriate, consistent with GTY process and practices.· Take ownership and full responsibility for meeting growth, work quality and service level goals for the position.Minimum Requirements:· Bachelor's Degree with a concentration in real estate, construction, business administration, property management or related field preferred; Masters in Real Estate a plus.· Prefer a minimum of one - three years of real estate-related experience in asset management for retail properties. · Proficient in the use of Microsoft Office applications such as Excel, Word, PowerPoint, Outlook and Project; experience with Yardi a plus.· Working knowledge of environmental regulations and remediation practices in automotive retail operations (gas station, quick-lube facilities, collision repair) a plus.· Excellent written, organizational, prioritizing and verbal communication skills.· Must be a self-starting motivated person who enjoys establishing and managing relationships.· Proficiency in comprehending company-level and site-specific financial statements and projections, coupled with the capacity to analyze profit and loss statements and understand real estate investment strategies.· 20-30% travel expected. Location: New York City Headquarters Compensation DisclosureGetty is offering a full compensation package for this position, comprised of base salary estimated at $90,000 - $100,000, annual discretionary incentive compensation in the form of a cash bonus and equity grants, and comprehensive benefits, including: (a) health care, dental & vision coverages, (b) partial 401K match, and (c) healthcare & commuter reimbursement programs.
