Primary FunctionThe Controls Project Manager reports to the Director of the Controls Division. Your role will be to manage building automation projects from booking to customer acceptance. This includes oversight and direction during booking, design, submittals, installation, start-up, commissioning, closeout, and warranty phases.Typical DutiesBooking- Review all contract documents and know the scope of work and estimate to the fullest extent. Design- Track progress of designs and forecast workloads.Submittals- Assist with development of submittals in accordance with project timelines. Subcontractors- Review the subcontractor's scope of work and issue purchase orders. Identify and manage change orders.Quality Control- Perform weekly site inspections and document with photos. Project Closeout- ensure all closeout documents are assembled and provided to all stakeholders in a timely manner. Manage billing issues with clients and accounting until resolution. Manage warranty issues until resolution. Work productively and creatively with the sales and operations. Hold team members accountable for all committed team goals and responsibilities. Effectively communicate technical information to a non-technical audience. Conduct weekly team review meetings to ensure all open items are closed in a timely manner.Coordinate project schedules with engineering, programmers, field personnel, and subcontractors.Skills, Knowledge, Qualifications, & ExperienceEffectively work with Microsoft Excel, Word, Project, and Outlook to meet job requirements.Ability to work with Pacific Rim's business system software to meet job requirements. Must have at least (4) years of relevant DDC Controls field experience.Must have at least (2) years of relevant DDC Controls Project Management experience or similar role. Must have a valid driver's license.Must be authorized to work in the United States.Must be capable of working alone or on a team.Must be capable of effectively speaking and writing in the English language.Must understand the fundamentals of basic refrigeration, chillers, pumps, air handling systems, duct work and VAV systems, boilers, high/low voltage electrical systems and local codes.Must understand and comply with all company safety and OSHA requirements.Salary Range$80K to $120K for Salary + car allowance which is $810 per month.
