The ideal candidate will have extensive knowledge of the Manhattan submarket as evidenced by tenure at Class A, high rise asset(s) for a period of 3-5 years. This role reports directly to the Sr. Community Manager and will provide leadership to the front of house team and assist with the management of the front desk and doorperson teams.Responsibilities: Meet Budget Objectives (Maximize Revenue)Collection of budgeted revenueMaximize market rentMinimize vacant and delinquent rent lossMaximize miscellaneous income itemsMonitor timely receipt and reconciliation of rent collectionsSales and MarketingSupport the General Manager and/or Sr. Community Manager in the execution of market and product analysisPartner with the Revenue Manager to suggest competitive prices based on survey information in order to meet or exceed budget objectivesAssist sales team with traffic generation in most cost-effective manner and evaluate on a regular basis.Assist with supervision of leasing of units and engage in leasing activities as neededConduct tours and respond to inquiresPrepare and review market plans Revenue Manager and Head of Leasing weeklyOversee the walk and sign-off process for each turned unit before listingReview listings on various marketing channels and website for accuracy and overall presentationFront of House LeadershipConsult with General Manager and/or Sr. Community Manager on leasing staff performance and job dutiesTrain and develop subordinates (provide on-the-job training and schedule company training)Motivate Community Consultants and Doorpersons/Concierge by giving consistent feedbackAttend weekly staff meetingsComply with federal, state and company regulations (e.g. EEOC and Worker's Compensation)Resident ServicesPartner and collaborate with Facilities Department in response to resident requestsRespond to and resolve resident concerns and complaints with appropriate follow upSchedule quarterly resident engagement events following company branding guidelinesAssist with drafting routine resident communicationsMaintain and routinely customer survey Feedback and respond accordingly (service recovery)Administrative ServicesEnsure that company policies and procedures are being adhered to correctly and consistently by on-site staffEnsure move in and move out paperwork are processed accurately and documented in YardiPartner with the facilities team to walk move-outs and process damage chargebacks against tenant security depositsReview and approve Statements of Move out ensuring timely completion and adhering to local ordinancesOversee delinquent rent collection ensuring proper communication and legal action is takenPartner with Accounts Receivable to audit and clean up resident accounts, submitting account change forms as necessaryCoordinate with Facilities and Construction to minimize turn time and maintain made-ready inventoryPrepare and deliver all legal and formal notice in accordance with state law including but not limited to late notices, change in term notices, lease violations and notices of termination.Community, Maintenance and ImprovementPartner with the Facilities teams at each community to keep the assets neat, clean and workingMaintain high standards of customer service. Routinely review customer feedback sources and respond accordinglyMaintain company standards on landscaping and curb appealMaintain an understanding of Understand local laws, rent stabilization and landlord and tenant legal considerationsReview, analyze and respond to various reports which gauge asset performanceRequirements:Associate's or Bachelor's degreeKnowledge of Microsoft Office Word, Excel and Outlook and Property Management software (e.g. Yardi or MRI)Detail-oriented with excellent communication, organizational and analytical/problem solving skillsFamiliarity with Fair Housing and Equal Employment guidelines and applicable local and federal lawsThe ability to travel between properties as neededKnowledge of bookkeeping, AP, AR, budgets, building maintenance, and marketing strategiesTotal Compensation: The base salary range for this position is $90,000.00 to $100,000.00 per yearThis position is eligible for a discretionary bonusWe also offer excellent Benefits and Perks to our employees, including: Full company-paid health and dental, 401k, pension, housing and parking discounts, and wellness programs.All offered benefits are subject to the terms/conditions of the benefits plans.
