They partner with the onsite leasing teams to coordinate showings and evaluate prospect feedback to help them select the best building for their needs. They will also serve as the first point of contact for leads that come directly from the property website and schedule/facilitate apartment showings as necessary. This role reports directly to the Head of Leasing and will have a dotted line to the Sr. Community Managers/General Managers of the portfolio leasing offices. This position will office out of the Corporate Headquarters in Manhattan, however they will be responsible for traveling to all properties in the portfolio and relevant comps in order to fulfill their job duties.Responsibilities: Leasing and MarketingDevelops and executes marketing strategies to attract new tenants. Frequently audits listings on multiple channels for accuracy and makes changes as necessaryNegotiates lease terms and overcomes objections ensuring that they align with company objectives, SOPs and market trendsResponds to and follows up with all leads that are assigned within the designated time frameIdentifies applicable apartments/buildings to show within the portfolio based upon prospect criteria Schedules and conducts prospect showing appointments; meets prospective residents at the properties as needed (Including nights and weekends as necessary)Accurately conveys apartment features & community information to prospective renters during the onsite toursCollaborates with onsite leasing teams to usher prospect from initial lead to lease signingTemporarily fills open onsite leasing roles and trains new leasing associates as necessaryProvides feedback from showings to onsite leasing teams inclusive of individual tour feedback and market wide trendsGathers and responds to renter questions about potential apartments and local community informationPromptly returns all prospective resident inquiries and follows up until a lease is secured or the prospect ends their searchEncourages prospects and new residents to complete online reviews and or complete surveysReviews and manages to various leasing metrics on a regular basisTracks incoming leads, transactions in progress, transactions closed, converted leads, etc.Seamlessly transitions prospects that apply for an apartment to the onsite leasing team to complete the move in processLogs all of the above activity in company softwareAnalysis and Reporting:Studies competitor data on a regular basis and maintains a current database of pricing, incentives and featuresProvides insights to onsite management on local market conditions, vacancy rates, and potential areas for improvement on vacant apartmentsPrepares regular reports on leasing activity, occupancy levels, and financial performanceCollaborates and communicates with the Revenue Manager on pricing feedback or objectionsRequirements:3-5 years residential leasing experience in New York City or surrounding boroughsAbility to travel locally within Manhattan: This position requires regular travel between multiple buildings (approximately 50-60% of the role)Must be available to tour prospects after hours and on weekends as neededMust be able to read, write and communicate effectively and to proficiently navigate legal documents such as lease agreements, listing agreements and ridersHighly organized and conscientious when adhering to deadlines and follow up obligationsDemonstrated ability to apply sales skills (generating sales leads, conducting presentations, qualifying prospects and closing)Must be able to collaborate and partner with various teams and peers to achieve shared goalsProficient in Yardi property management software and basic Microsoft Office Suite. Must have basic knowledge of Fair Housing LawsPeople oriented with strong verbal communication skillsAnalytical ability to match needs of prospect with apartmentCalm under pressure with the strong desire to provide exceptional client service through active listening and asking questionsTotal Compensation:The base salary range for this position is $75,000.00 to $95,000.00 per yearThis position is eligible for a discretionary bonus (paid quarterly)We also offer excellent Benefits and Perks to our employees, including: Full company paid health and dental, 401k, pension, housing and parking discounts, and wellness programs.All offered benefits are subject to the terms/conditions of the benefits plans.
