The Site Acquisition Specialist will work independently and contribute to the project team with advanced degrees of direct and indirect project responsibilities utilizing a fully developed knowledgebase of the telecommunications site development process. Project work will focus on new site development of macro and small cell sites, the modification of existing telecommunications facilities, and other project types as required. Direct project responsibilities will focus on candidate selection, file audits and leasing activities including landlord interactions. Indirect project responsibilities will support the internal NB+C manager through client reporting, scope-of-work confirmation and assistance with financial management. Additional project responsibilities will include mentorship and training. Advanced problem solving and analytics will be employed and shared with the team. Project support will be required via interactions of all disciplines, project reporting and understanding and application of the entire telecommunications site development project cycle. Modification Projects:Conduct soft audits of existing telecommunications facilities to include a review of previous project documents. Contribute to the project team by determining the scope of work needed to obtain all required entitlements for a modification project.Review existing lease agreement, previous amendments and landlord interactions to determine the existing equipment rights versus the project's proposed scope of work. Collaborate with the internal and client management team to determine the required lease action (lease amendment, landlord notice or landlord consent).As directed, either lead or interact with multi-disciplinary team members including construction management, land use, engineering, RF and project management to ensure that project documents are in compliance with all client, governmental, landlord and industry requirements.Utilize project documents to prepare, submit, track and obtain landlord notice and consent to the project scope of work.Utilize project resources to negotiate lease amendments, and to prepare tower applications and executable documents in accordance with internal and external requirements and the established scope of work.Communicate with landlords to ensure the scope of work is clear and complete, obtain a final notice to proceed to construction and assist the construction team with scheduling of installation activities.New Site Development Projects:Under the direction of the reported client needs, identify and qualify candidates for the installation of new telecommunications facilities.Research property information to determine ownership, landlord representation, and zoning requirementsCoordinate qualification of candidates to include site visit with multi-disciplinary team of RF, construction management, land use, and engineering as well as internal and client management, as directed.Prepare the client deliverable associated with candidate information package to include the results of property research, initial landlord conversations and feedback from the multi-disciplinary team.Within the approved client processes, negotiate any lease, license and/or easement agreement required by the client for the installation of the telecommunications facility.Facilitate the ordering, tracking and delivery of due diligence reports, including construction design documents, title reports, legal reviews, tower applications, regulatory reports, environmental oversight, and any other identified requirement of the client or project team.Utilize project documents to prepare, submit, track and obtain zoning and permitting entitlements for the project scope of work.Under the client guidelines, participate in the creation of final executable documents, facilitate document execution and finalize client deliverables.Attend and present at local planning/zoning committee hearings and/or meetings All Projects:Coordinate with internal and external partners to ensure that the project pace is not impacted negatively by unnecessary delays.Assist the NB+C manager in developing and maintaining the project schedule.Maintain internal and client databases and project trackers as required within the project.Attend and present during internal and client status meetings as required within the project.Represent NB+C in a professional manner when interacting with landlords, external vendors and clients.Assess project risks and collaborate with management to alleviate such risks. Risks include project viability as well as delays to the project timeline.Assist team members through shared knowledge, training and mentorship associated with similar project responsibilities.Provide guidance, best practices and lessons learned to the team.Assist the NB+C manager with PO management as needed.Qualifications:Bachelors or Advanced Degree preferred5+ years' site acquisition experience in telecommunications site developmentProven track record of success on multiple telecommunications projects and multiple client settingsProfessional and applicable understanding of project management principlesPractical knowledge of all telecommunications site development disciplines, including land use, RF, engineering and construction managementStrong written and oral communications skills, including public speaking and presentationProficiency in Microsoft Office SuiteAbility to work efficiently and independently, multi-task, meet stringent deadlines and achieve project goalsAbility to share knowledge, provide training and mentorshipDetail-oriented and possess strong follow-through skills on the project scheduleAbility and willingness to travel locally
