Our Teams are Growing!Also, be sure to check out our linked-In "Life" page for a glimpse into our Magnolia organization and people!Rockstars Welcome!Position SummaryThe Leasing Consultantis the community's sales representative whose primary duties are to greet clients, professionally present the features and benefits of their assigned community and properly secure lease agreements from qualified persons. This position will be assigned to our newly acquired Property "Regalia Bella Terra", Located in Katy, Texas.( Lease commission bonuses in addition to hourly wage)Essential Duties and ResponsibilitiesConducts all business in accordance with Magnolia's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.Marketing/LeasingOur Regalia Bella Terra property will be home to 227 units. This luxury style property comes with resort style swimming pool, fitness center, putting green, and basketball courts.Leasing candidate must have skills in social media marketing, including Facebook Marketplace engagement.Maintains a professional and friendly atmosphere in the leasing office and other areas where prospective residents and current residents meet.Inspects models and "market ready" vacancies daily to ensure cleanliness and set/monitor HVAC settings.Answers incoming phone calls and handles each call accordingly, whether it is a client call, irate resident, service request, etc. Transfer calls to assistant manager or property manager when appropriate.Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits.Updates online advertising to reflect current market pricing on a weekly basis.Maintains awareness of local market conditions and trends. Contributes ideas to the property manager for marketing community and for improving resident satisfaction.Performs external market outreach at nearby businesses, organizations, etc.Actively coordinates all renewals throughout the month with assistance of the Assistant Property Manager or Property Manager. This includes sending letters (90, 60, 30 days) and scheduling resident appointments to discuss renewal rates and leasing options.AdministrativeCorrectly completes all lease applications, assists with application verification and notifies prospective residents of results. Types miscellaneous resident communication as needed.Completes all lease paperwork including related addenda and accepts rents and deposits.Sends thank-you notes and performs follow-ups.Physically inspects community when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies.Updates and submits lease commissions and locator information per company policy by specified deadlines.Updates and submits the Daily Activity Report (DAR) daily.Inventories office supplies on periodic basis. Reports need to Property Manager.Organizes and files appropriate reports, leases and paperwork.Attends Magnolia meetings when requested.Assists property manager and assistant manager in preparation of weekly reports, resident communications, move-out inventory, market surveys, etc.Other Duties and ResponsibilitiesPlease note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job. Duties, responsibilities and activities may change at any time with or without notice.QualificationsOnesite experience would be preferred one year of experience in property management.Strong customer service skills.High level of organization and attention to detail.Competence with office management software.Familiar with applicable local, state, and federal laws and regulationsEducation/Certification§ High School Diploma or equivalent, 2 year degree or higher preferred.Experience1 - Year of Leasing consultant experience or relateable backgrounds in sales/marketing/customer service industries.Expected Hours of WorkHours for this position will be a 40 hour work week within a Monday - Saturday schedule Physical presence at Magnolia properties is required to perform the duties of this position.Physical Demands:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
