About the jobWe are searching for the next teammate to add value to the organization while allowing the candidate to learn, grow & develop their career in commercial real estate. We believe that the bi-product of this person's efforts should yield to making money and having a great time along the way.About the Role:The purpose of this role is to procure opportunities for us to purchase value-add, retail properties across the U.S via:Cultivating and fostering relationships with operators of brick & mortar (preferably single tenant) concepts to the point where we are at least a critical part of if not the main way the operator plans to scale their business through our partnershipCultivating and fostering relationships with property owners via cold calls and networkingCultivating and fostering relationships with the commercial real estate brokerage communityFollow our CRM process to execute consistent follow-up of leads and opportunitiesLeveraging our resources, training, operational infrastructure, and network to maximize individual and company successNegotiating and navigating the complexities from start to close of a commercial real estate sale transactionPossessing a deep understanding of the underwriting and execution of acquiring retail properties including but not limited to debt, equity, modeling, understanding future strategy and assessing riskProvide guidance and support to help teammates overcome obstacles and challengesShare insights and perspectives based on relevant experience and expertiseTo fit our Culture, the ideal candidate:Holds themselves accountable and desire to consistently hit their goalsIs willing to accept, implement, and give coachingCan be counted on to consistently perform the tasks assigned to themCommunicates clearly with teammates and external vendorsIs creative when solving problemsPossess grit - they aren't afraid to hear "no"Desires to own commercial real estateTake their work extremely seriously...but not themselvesQualifications:5+ years of experience in real estate acquisitions, sale-leasebacks, tenant representation, preferred development, private equity, business brokerage, M & A advisory, or similar2+ years of experience in debt/equity procurement for commercial real estate transactions preferredExceptional communication skills, both oral and written, with extremely strong phone & presentation skillsCompensation:Base salary + Commission+ Ownership in the properties procuredBenefits stipendAdditional Limited Partnership (LP) Ownership opportunities in propertiesAll resources and travel are covered by the company
