Land Acquisition Manager (Department Head)Orlando, FLBring your experience in residential real estate development, land acquisitions, community development, homebuilding etc and join our client - a Fortune 500 Homebuilder who has been a leader in their industry for over 20 years.Highlights: Financial Stability: A bullet-proof balance sheet, strong liquidity (cash stores), and low leverage (debt) allow for this builder to weather these macroeconomic uncertainties better than competitors.Stability in LeadershipAll senior leadership in this division has been together for over 10 years.Career PotentialPosition is open due to an internal promotion.Established Development PartnerSupport of a national Land Development firm will aid in being able to go after unique and complicated land assemblages.Multi-brand strategy: Serving all major buyer groups - entry, first time, move up, luxury, active adult and BTR increasing number of deals this land acq team can consider.What you'll do: Oversee the Land Acquisition Department including hiring and employee development.Play an active role in deal making! Source, place under contract, receive governmental approval, and close on new land assets (undeveloped land + developed lots) in Seminole and Volusia counties.Work with property owners, brokers, land developers, city officials and others to secure land.Responsibilities: Plan, direct and coordinate all land acquisition activities for assigned territory.Negotiate the acquisition of properties with landowners, attorneys or brokers.Identify and qualify potential land acquisitions in alignment with division goals.Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams.Manage, coordinate resources for, and meet all entitlement needs for land acquisitions.Monitor development phases and entitlement processes post-closing.Maintain responsibility for developing departmental overhead budget and controlling the budget.Manage the land/lot purchase contract process with division counsel, outside counsel, and region counsel.Collaborate with the Land Development Department on potential development communities.Develop business community relationships and scout other avenues for possible acquisitions.Prepare land valuation analysis and corporate budgets.Prepare memoranda and other documentation and analytics for corporate approval for land buys.What you'll need: 8+ years of successful land acquisition experience in the homebuilding industry (or similar).Have been the lead person directing numerous iterations of underwriting complicated development projects.Experienced in the use of market research tools and knowledge of GIS mapping applications and Google Earth.Working knowledge of Florida zoning and land use practices, development standards, and utility solutions.Ability to read and interpret lot plans, plat plans.Strong MS Office skills (Excel, Outlook, etc).
