This is a 100% onsite position at the 500k sq ft manufacturing plant, when not traveling 30% of the time to various project sites all over VA, and international travel once a year. This position is a priority for fulfilling, as the company has been utilizing a GC for the many years and the internal capital projects (due to extreme growth) have become a full time need to hire for the company directly. This position reports directly into the senior leadership team, COO, CEO & two VP's.The annual salary base is negotiable with experience is $125k - $140k max for base, PLUS bonus, plus automatic monthly car allowance, plus technology tools, cell reimbursement, company credit card, STELLAR benefits and EXTREME upward mobility career growth!! (Approx total compensation package = $155k).Project Manager - Facilities Management, Improvement & Construction Build-out of Internal Capital Projects:It is a one-person position working for our VP of Facility Manager for an internal service to the company.They would manage internal capital projects. Some current ongoing examples:Refurbish a warehouse and office in South Hill VA $2M.Estimate and project lead a warehouse and office in Charleston VA $16M.Refurbish an office in Stuttgart, Germany $4M.Read agreements, manage company putting Solar Panels on the roof of our District of Columbia Office (shared savings deal)Work with HVAC expert to trace problems with our Computer Room Air Systems and automation and controls.Issue subcontract for site maintenance.Etc.Overview: As a Project Manager - Facilities Management, Improvement & Build-out of Internal Capital Projects, you will be responsible for overseeing and managing the planning, execution, and completion of construction projects within our organization. Your primary focus will be on ensuring that projects are completed safely, on time, within budget, and in accordance with quality standards. You will collaborate closely with various internal stakeholders, including project managers, engineers, contractors, and other team members, to deliver successful construction outcomes that align with our strategic objectives.Key Responsibilities:Project Planning and Coordination:• Collaborate with project stakeholders to define project scope, objectives, and deliverables.• Develop comprehensive project plans, schedules, and budgets, ensuring alignment with organizational goals and resource availability.• Coordinate with internal teams and external contractors/vendors to procure materials, equipment, and services necessary for project execution.Construction Management:• Oversee all aspects of construction activities, including site preparation, building erection, utilities installation, and finishing works.• Monitor project progress and performance against established plans, identifying and addressing any issues or deviations promptly.• Conduct regular site inspections to ensure compliance with safety regulations, quality standards, and contractual requirements.• Implement effective risk management strategies to mitigate potential hazards and minimize project disruptions.Budget and Cost Control:• Manage project budgets and expenditures, tracking costs and expensesthroughout the project lifecycle.• Identify cost-saving opportunities and implement measures to optimize projectspending without compromising quality or safety.• Review and approve contractor invoices, change orders, and payment requestsin accordance with contractual agreements.Team Leadership and Communication:• Provide leadership and guidance to construction teams, subcontractors, andvendors, fostering a collaborative and results-driven work environment.• Communicate project objectives, expectations, and performance metrics to allstakeholders, ensuring clarity and alignment.• Facilitate effective communication channels between internal departments andexternal partners to facilitate seamless project execution.Quality Assurance and Compliance:• Implement quality assurance protocols and standards to ensure thatconstruction activities meet or exceed industry benchmarks and regulatoryrequirements.• Conduct regular quality inspections and audits to identify deficiencies andimplement corrective actions as needed.• Ensure compliance with relevant building codes, permits, environmentalregulations, and safety protocols throughout the construction process.Qualifications:• Bachelor's degree in Project Management, Construction Management, Engineering, Architecture, or related field. Master's degree preferred.• Proven experience 5-7 years in construction project management, preferably within thecommercial / facilities / capital project sector - under a GC or specialty contractor.• Strong understanding of construction methodologies, building codes, regulations, andsafety standards.• Proficiency in project management software tools (e.g., MS Project, Primavera, Procore)and MS Office Suite.• Excellent leadership, communication, and interpersonal skills, with the ability tocollaborate effectively across diverse teams and stakeholders.• Demonstrated ability to manage multiple projects simultaneously, prioritize tasks, andadapt to changing priorities in a dynamic environment.• Relevant certifications (e.g., PMP, LEED, OSHA) are desirable.Working Conditions:• This position requires frequent travel to project sites and may involve working inoutdoor environments and inclement weather conditions.• Flexible working hours may be required to accommodate project deadlines and sitespecificTo expedite consideration, please email your resume to melissa.adams@ and call directly (804) 387-2794 AM/PM & confidential.
