Key relationships in the role will include GRE's acquisitions team, asset managers, sustainability team, and portfolio managersRoleThe Analyst or Associate will report directly to the Vice Presidents of Acquisitions, providing vital support to the Acquisitions team. This role involves financial modeling and underwriting transactions, as well as collaborating with senior leaders to develop processes and refine the investment thesis for sustainable investing in the U.S. commercial real estate market. Additionally, the team member will contribute to the creation of marketing materials, investor presentations, and other literature.The ideal candidate will demonstrate a strong commitment to intellectual curiosity and integrity, actively seeking diverse perspectives and employing a fact-based decision-making approach. At GRE, we are dedicated to supporting and uplifting our colleagues through the daily practice of Galvanize's core cultural values, including radical collaboration and respect for all.Specific ResponsibilitiesBuild and refine financial models used for evaluating investments in commercial real estateComplete financial and qualitative analysis to help senior acquisitions professionals filter transactions based on their consistency with the investment thesis and ability to complete the sustainability planWork with the asset management and sustainability team to financially model and underwrite the investment and formulate a business planComplete analysis and content for the Investment Committee memo and help the VP of Acquisitions lead, present, and defend investments to the Investment CommitteeCoordinate the due diligence execution of acquisitions, including market surveys, tenant credit analysis and interviews, property management interviews, and ordering, coordinating, and analyzing third-party reportsHelp compile internal and external marketing documents, investor presentations, and literatureWork with senior leaders in Acquisitions to research and evaluate marketsIdentify desirable target markets for each property type and risk profile, ranging from core to core-plus to value-add and developmentInitial target property types include multifamily, industrial, student, and self-storageDigest market intelligence and cascade to the broader group with the goal of constantly challenging and refining the investment thesisAct as a transaction manager for the execution of an acquisitionBuild relationships with similar leveled counter-parties at brokerages, operator partners, owners, leasing agents and other market participants in the target marketsCollaborate with other members of the GRE and Galvanize team to achieve overall objectives, including the successful implementation of the sustainability framework across the portfolio and achieving GRE's stated KPIsRequired QualificationsMinimum of 1 year of experience in real estate acquisitions, asset management, portfolio management, or investment bankingExperience with real estate valuation or modelingAdvanced knowledge of Microsoft Excel and ArgusSophisticated financial skills and capital markets perspective with ability to structure investments to achieve investment requirementsMeticulous attention to detail - output is consistently accurate, thorough, and completed within deadlinesExcellent analytical, communication, and writing skillsAccountability for their work and receptive to constructive feedbackAbility to build relationships around the firmMust possess a high standard of professionalism and integrityAbility to prioritize, multi-task, and meet tight timelinesBelief in Galvanize's purpose of accelerating climate solutions through profitable investment strategiesExceptional intellectual curiosity and honestyProactive self-starter with a track record of going above and beyond what is askedWillingness and ability to travelAuthorized to work in the US without eventually needing employer sponsorshipAdditional QualificationsAbility to work closely and communicate effectively with senior managementThrive in organizations that constantly evolve and adaptCompensation and BenefitsEstimated base salary range, depending on experience in the role: $100,000 - $175,000 per annumRole is also eligible for an annual discretionary bonusGenerous benefits package, including employer-paid health coverage options401(k) plan with employer match25 days of PTO for vacation, personal time, or sick leaveMonthly wellness benefit that covers a broad range of activitiesAnnual learning and development stipendUp to 16 weeks of paid parental leaveA collaborative and inclusive culture that is committed to recruiting, retaining, engaging, and developing a pool of talent that is diverse across all dimensionsMore About GalvanizeThe firm's founders, Kathryn (Katie) Hall and Tom Steyer, have extensive experience in global investments, finance, philanthropy, and politics.
