Financial Analyst, Asset Management

Job Description:The Financial Analyst will support the Research segment of the Company's Asset Management function, reporting to Director, Asset Management. The Financial Analyst will be charged with supporting andor leading various financial analysis & reporting needed to support the growth and oversight of the Research portfolio. Prior real estate or healthcare experience is preferred. We do require candidates who are smart, humble, and anxious to learn, work hard, and be an integral part of a company whose track record speaks for itself. ResponsibilitiesPerforms analysis and financial modeling efforts in support of material leasing transactions across the portfolio; analyses to include cash and GAAP impact to Company and market evaluation in support of transactionWith asset manager or Director, participate in calls with third parties, including leasing brokers and tenants to negotiate terms of material lease provisions,Assist in underwriting and lead modeling for portfolio investments such as redevelopments and revenue generating capex; analyses to include cashGAAP yield analysis, accretiondilution modeling, yield sensitivity analysis and IRR analysisOpportunity to engage in direct oversight of small portfolio with hands on Asset Management responsibilityWork with asset managers, Directors, in-house and third-party architects to develop scope of potential redevelopment to ensure it provides incremental return to the companyParticipate in the creation and presentation or recommendations to the Board of Directors, Senior Leadership, ManagementInvestment Committees, Dispositions and Redevelopments.Support Research portfolio initiatives such as customer relationship management, strategic planning, segmentation, and industrycompetitor benchmarkingWith Directors and asset managers, review and approve annual operating and capital budgets and quarterly re-forecastsListen to earnings calls for other publicly-traded healthcare REITs and healthcare providers and summarize their performanceCreate tools, modeling and presentation templates to improve accuracy, consistency and efficiency of Asset Management functionProvide general analytic support as needed to others within the Research Asset Management department and other cross-functional teams.QualificationsBA or BS degree in Business, Finance, Economics, Real Estate or related field1+ years of financial analysis experience within the commercial real estate industryFamiliarity with financial statements (Income Statement, Balance Sheet, Cash Flows)Knowledge of general finance, accounting and leasing for commercial real estateExtensive Excel spreadsheetmodeling and PowerPoint skillsStrong presentation and speaking skills; strong written communication skillsAbility to work within a fast-paced, team-oriented and lean environmentFamiliarity with ARGUS and Yardi preferredModest travel requiredThe compensation available for the role considers a variety of factors including, but not limited to, work location, individual skill set, previousapplicable experience, and other business needs. The estimated base salary range is $75K to $95K.
