Senior Asset Manager

Purpose and Job Summary:The Stabilized Senior Asset Manager oversees the performance of a regional portfolio of multifamily properties syndicated through the LIHTC program. The portfolios range from 50 to 70 properties. Asset Managers monitor real estate and investment performance. You will implement proactive strategies to maximize operational performance, mitigate risk, enhance cash flow and improve property valuation for disposition. The Senior Asset Manager is experienced in LIHTC asset management and a subject matter expert in compliance, taxation, partnership agreements, workouts, project management, etc.Essential Duties and Responsibilities:Review, document and approve requests for investor equity installments in accordance with the requirements of the lower-tier Partnership AgreementCoordinate equity release process with General Partner, Analyst, Legal, Engineering, Fund Management, Compliance, Treasury, etcMonitor rent levels, development sources and permanent loan requirements to assess the ability of a property to convert at expected permanent loan amount.Year-end review of audited financial statements and tax returnsQuarterly risk rating of property and investment performance, including write-ups and action plans for Watch-List propertiesReview and process calculation, billing and collection of priority distributions and upper tier share of cash flow.Develop and maintain relationships with general partners, using their expertise effectively to help enhance the performance of the investmentsDevelop and implement management strategies to address operational, market or physical deficiencies at the property. Identify specific areas of concern, determine causes and remedial actionMonitor, protect and maximize investor benefits (tax credits, losses and distributions)Project future residual, tax losses and cash flow distributions, using available applications and models.Monitor, protect and enhance property residual value through analytical tools and proactive asset managementConduct property site visits. Assess physical condition, identifies deficiencies and recommends strategiesUnderstand regional and metropolitan economic and demographic trends and key multi-family marketEstablish relationships with management agents, housing agencies, lenders and other key public and private sector players in hisher regionEvaluate lower tier partnership agreement consent requests and present recommendations to respective committeesRespond to special requests for information from investor and internal clients on a regular basis, both through informal interactions and formal presentationsParticipate in team initiatives to improve property monitoring and risk management processesEnforce General Partner obligations as outlined within the partnership agreementsUnderstands real estate investment analysis techniques and how financial models functionDevelop and implement enhanced Asset Management Program for High Value properties and Value OpportunitiesSubject matter expert in LIHTC compliance, tax issues, partnership agreements, loan programs, rental subsidies, property management, etcUnderstand how decisions made at the property level can impact overall fund performance.Understand tax issues well enough to incorporate them into resolutions to property issues and partnership restructuringsIdentify opportunities for improving the effectiveness of Asset Management procedures and pursues implementationKnow the interaction and sensitivity of issues in relation to other business unitsActs as a resource to others and proactively contribute to the completion of team goalsTravel Requirements - [10-25 %]Required Education, Skills and Experience:Bachelor's Degree in business, finance, real estate or related field, preferred8+ years of related real estate andor asset management experienceFamiliarity with partnership structures and taxation, low income housing tax credit (LIHTC) program requirementsStrong analytical skills with a good understanding of real estate investment analysisExcellent verbal and written communication and negotiation skillsHighly proficient with MS Office, including Word and ExcelAbility to work in a fast-paced work environment while managing conflicting prioritiesAbility to work independently and as part of a high performing teamExcellent problem-solving skills are critical for success in this role.
