WHAT WE ARE LOOKING FOR: The Commercial EngineerService Tech inspects daily building HVAC systems including chiller, the cooling tower, heat pumps, andor mechanical systems in one commercial building. Responds to emergency calls to handle building emergencies andor ensure appropriate Lead EngineerChief Engineer responds to emergency. Must have knowledge of current occupational hazards and an understanding of the necessary safety precautions, building codes and regulations applicable to maintenance workWHAT WE EXPECT FROM YOU:Inspect daily building HVAC systems including chiller, cooling tower, heat pumps, andor mechanical systems in one commercial building. Refer concerns outside of your experience to the Engineer Team.Ensure an uninterrupted service of domestic hot and cold water, plumbing, electrical, HVAC, emergency and fire safety systems, heat and air conditioning in buildingMaintain shop, storage and mechanical equipment rooms for cleanliness and attention to safetyComplete Yardi work orders, preventative maintenance tickets, and other service team duties as needed for high building performanceObserve contractors to monitor all work performed complies with service contracts at commercial building, coordinate contractor repairs to completion as neededAssist in management and construction of all commercial tenant build-out projects at assigned commercial office buildingRespond to emergency calls to handle building emergencies andor ensure appropriate Lead EngineerChief Engineer responds to emergency (except when on approved leave by supervisor)Provide a high level of customer service and maintain good relations with customers, vendors, and contractors. This includes responding to all stakeholders, including team members, within one (1) business dayMaintain an atmosphere of cooperation and helpfulness with tenants, team members and visitors at the buildingProvide a high level of customer service and maintain good relations with customers, vendors, and investors. This includes responding to all stakeholders, including team members, within one (1) business dayMaintain shop and company equipment, order and maintain ample supplies for building operation, inventory controlGainhave thorough knowledge of current methods, practices, tools and equipment and materials used in building preventative maintenance and repair workEnsure availability of the tools and equipment necessary to perform building preventative maintenance and work order repairs required under job descriptionAbility to document all work by means of time clock, daily work logs, supplemental sheets, service requestswork orders via Yardi and overtime logs as needed for accurate completion of timecardKnowledge of current occupational hazards and an understanding of the necessary safety precautions, building codes and regulations applicable to maintenance workParticipate in regular weekly team meetings to increase team engagement by sharing project updates, discussing Commercial resultsmetrics, reviewing building operations, sharing corporate developments, and having open discussions about tenant and team member concernsProvide feedback to supervisor about the status of work performed, parts and supplies needed and contractors to complete work, which cannot be performed in-houseAbility to communicate in written form and use company issued wireless smartphones to communicate with commercial team by telephone, email and text messageContribute to the commercial Team effort by accomplishing tasks and assisting with projects as ply with all Southern Management policies and proceduresCover other commercial buildings as needed in emergencyAssist Property Manager with annual budget planning including giving feedback for necessary operational projects, capital projects and operational expenses.Perform various other duties as assigned by Property Manager.JOB KNOWLEDGE & SKILLS: HVACTroubleshooting controls and circuits, wiring, electrical and pneumatic. Compressor repair and replacement, energy management systems, cooling tower maintenance and repair, water and air source heat pumps, AC repair, centrifugal chiller operation, repair and replacement of coils, pumps and motors to include VAV and CAVLock and Door hardwareinstalling, re-keying, picking, resetting and changing combinations on cipher locks, cutting key knowledge of master key systemsPlumbingPerform piping and copper installations, repair and snaking of drains, repair and replacement of faucet, water closets and water heatersElectrical RepairsRepair and replacement of: light ballast, circuit breaker and fuses and all other minor installations and repairs when necessaryGood interpersonal and communication skillsUnderstands and uses the principles of effective supervisionThorough knowledge and understanding of SMC and community standards and policies to include, but limited to: safety, Fair Housing, OSHA, personnel appearance, maintenance etiquette, tool requirements etc.Ability to multi-task, with good organizational skills, overseeing multiple properties and systems of varying design and applicationThe ability to recognize, establish and deal with priorities promptly, and as much as possible, plan ahead for emergenciesMathematical ability to perform necessary calculations for the repair or installation of equipmentAbility to read blueprints, specification and technical manuals and a thorough knowledge of hand and power tools, precision measuring and testing instrumentsKnowledge of hazardous materials handling according to proper policy guidelinesWorking knowledge of water treatment equipment, their use and to add chemicals to maintain proper limits to prevent deposits and protect physical assetsComputer knowledge, including use of MS Outlook Ability to communicate in writingHigh school diploma or equivalentA minimum of five (5) years building operations work experienceHave or obtain a Universal CFC Certification within 1 year of employment
