Tishman Speyer currently has approximately $68 billion in assets under management, including iconic properties such as Rockefeller Center in New York City, The Springs in Shanghai, TaunusTurm in Frankfurt, and Mission Rock in San Francisco.Summary of the Position: The General Manager reports to the Regional General Manager and is responsible for providing functional leadership to a class A commercial property in New York City. You will lead and manage the Property Management team with the goal of providing the highest quality service experience to establish and foster long-term customer relationships. You will work with key Senior Management stakeholders to develop and execute asset plans aligned with the overall investment strategy. The successful candidate will bring a hospitality mindset, a wealth of operational and financial expertise and the ability to successfully lead a matrixed team. Key Responsibilities: Provides direction, supervision, and guidance to all property level staff.Responsible for ensuring all policies and procedures of Tishman Speyer are implemented at the site in a timely and effective manner.Directly supervise the Assistant General Manager, Lease Administration Manager, and Leasing Manager.Support direct reports in the management of their teams and their assigned responsibilities.Effectively communicate issues at the property in a timely manner.Responsible for submitting annual budgets, quarterly reforecasts and monthly variance comments to Asset Management.Collaborate with Asset Management on various projects as determined by Senior Director and Managing Director.Oversight of environmental initiatives.Act as liaison between Procurement and other internal Tishman Speyer teams.Responsible for the relationship between Owner and Parking Manager, Package Manager, and Amenities Manager.Responsible for ensuring the property operates in conformance with the annual budget.Recruit, hire, train and develop the very best team members to support current objectives and future growth of the organization.Manage escalated resident issues.Participate with the Senior Director in determining the most effective means of implementing full management services for new assets.Support Acquisition team in due diligence of new acquisitions whether to be managed in-house or by a third-party.Support Retail Leasing efforts and relationships.Act as lead onsite contact for annual audits, property appraisals, and all insurance claims.Professionally represents the company and participates in industry associations.Demonstrate respect and regard for the dignity of all residents, families, visitors, vendors and fellow employees to ensure a professional, responsible, and courteous environment.Responsible for ensuring the property complies with Fair Housing regulations and Equal Employment Opportunity Affirmative Action policies to include federal, state and local governing agency requirements.Responsible for City agency registrations and liaison with DOB, HPD, DOL, and 3rd parties hired to cure violations.Manage legal matters including non-payment, holdover and nuisance cases.Approve invoices, review accruals.Directly manage compliance for all violations and local laws.Ensure that all assets pass all audits, reviews, and inspections.Countersign new and renewal leases.Oversee development and implementation of all property SOPs.Collaborate with the Leasing Manager and Senior Director on all aspects of marketing and advertising campaigns.Skills & Qualifications:About You:7+ years of experience in a similar role within real estate or facilities management industryBachelor's degree required.Financial management and business operations experience requiredStrong Microsoft Office skill setAbility to travel between floors and buildings in order to effectively communicate with the team and customersCritical Competencies for Success:Experience managing a multi-layered teamTakes initiative and is proactive leader always focused on continuous improvementExcellent interpersonal, verbal, and written communication skillsStrong organizational and project management skillsPassion for working with people, creating amazing experiences, and leading with a hospitality mindsetEager to be a part of a fast-paced and dynamic work environmentAdditional Requirements:Prolonged periods of standingFrequent walkingFrequent use of hands and fingers to write, type, and grasp documents and itemsFrequent use of arms to reach, pull, and pushOccasionally lift andor move 10-20 lbsThe base compensation range for this role is 150,000 to $175,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, andor licensure required of an individual in this particular role.
