Position Summary The Building Services Engineer position encompasses a wide range of duties. These responsibilities include but are not limited to: providing hands on service and repairs as well as guidance to AssociatesVendors in the maintenance, repair, HVAC, electrical and plumbing, operation, and general upkeep of property. Engineer will also be involved with formulation of building budget; respond to tenant requests; perform preventative maintenance on building systems and components; perform service, troubleshooting, and repair of building systems and components; assist requested; work order management; complete all required paperwork; understand and comply with the Plaza Companies, Services Safety Policies and comply with EPA guidelines on refrigerant use and handling. Works on-call schedule as required and carry cell phone and respond to after hour emergencies. Good communication skills and diplomacy are essential.Core Duties: Oversees the day-to-day operation of the properties including all phases of maintenance of the common areas and buildings and the supervision of outside contractors to ensure properties are maintained in accordance with company standards and service agreements for Office buildings, Medical Office or Retail.Responds to and completes as appropriate, tenant service requests regarding lighting, plumbing, heating and cooling and other building problems. Perform service, troubleshooting, and repair of building systems including HVAC, physical structures, plumbing, electrical, and door hardware or dispatches appropriate contractors with appropriate management approvals.Performs preventative maintenance tasks on physical structures, plumbing, HVAC, and electrical systems.Manages building control systems as appropriateCompletes monthly property inspections and building system inspections.Provides input to Property Manager on building budget as related to maintenance and repair for the pletes required paperwork. Works with subcontractors and vendors as needed. Assist other company departments are requested.Maintaining inventories, stocking store rooms. May perform other duties as assigned by Manager. Qualification Requirements:EDUCATION ANDOR EXPERIENCE:High school education.Training Certificates a plus.Valid Arizona driver's license.LENGTHKIND OF EXPERIENCE:3-year hands-on maintenance experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems required. Past experience working independently with little or no supervision preferred. PERFORMANCE SKILLS:Outstanding writtenoral communication skills.Outstanding customer service skills.Ability and desire to puter literate.Proficient in the use of the computerized work order system and other electronic Company specific programs.Ability to understand systems and perform operations in a commercial office building.Ability to work with little or no supervision in a team environment.Ability to assist and train other associates as needed.Ability to climb and work from ladders, man hoists or lifts, and the ability to repeatedly lift and carry heavy loads (up to 75lbs.).Proficient in the use of hand and small power tools.Ability and willingness to work safely in all weather conditions andor at all local market locations.Ability to perform on call duties as required.Ability to display a professional image and attitude.Ability to remain calm in an emergency situation.Ability to use good judgment and make sound decisions.Ability to track budgets and provide input on annual budgets.Ability to interact, coordinate, and manage outside vendors and contractors.TECHNICAL SKILLS:Ability to troubleshoot and repair electric, plumbing, HVAC, building automation or energy management systems, door hardware, and basic construction principals.Ability to read, understand and utilize wiring diagrams, schematics, drawings, and blueprints.Knowledge of refrigeration theory and practices.Understanding and adoption of safe refrigerant use and handling practices.Good mechanical skills.HVAC repair and troubleshooting skills including heat pumps, chillers, boilers, RTU, VAV, Plumbing repairs and troubleshooting skills to include copper and PVC pipe repair and replacement.Electrical repair and troubleshooting skills.Knowledge of BAS and EMS systems.Work Environment: Travel Requirements related to essential functions (frequency, distance, purpose). Must be able to work on-call when needed. Must be able to drive to different locations and to parts or supply houses. Machines, tools, equipment and electronic devices required in this job. Hand tools, including hand held power tools, used in the repair and maintenance of building components and systems. Adverse working conditions that an associate in this job would be regularly exposed to in the normal course of the job. Works inside and outside buildings. Works in various weather conditions, with electricity, rotating equipment, heights, various maintenance chemicals, i.e., paints, adhesives, solvents and water treatments.
