The physical work location for this position will be throughout the portfolio in Syracuse, NY! CCINC is a not-for-profit Housing Development and Property Management company that assist low- and moderate-income families and seniors to secure suitable housing across Upstate New York. Christopher Community currently manages over 3,300 units of housing in more than 100 buildings, and administers the Rental Assistance Program in Onondaga County, which provides assistance to over 1,200 households. RequirementsThe Facilities Department oversees the maintenance and capital improvement planning of all Christopher Community owned and managed properties. The Family Neighborhood Residence Maintenance Foreman will supervise maintenance crews for the family neighborhood residences (FNR) properties. This position directly reports to the Regional Facilities Manager.Essential Duties and Responsibilities: Oversee and manage the day-to-day activities and operations of the maintenance crews assigned to the properties as part of the family neighborhood residences portfolio.Review, prioritize, and follow-up on work orders and unit turns for maintenance crew for efficiency and effectiveness. Also done in collaboration with the Regional Facilities Management and with Property Management team.Conduct pre- and post-turnover inspection to prepare punch list and for quality control.Assist Regional Facilities Manager & Director of Facilities to conduct and complete field inspection form during each site visit, and to discuss future capital projects to identify projects and activities needed to be addressed over a 5-year to 10-year period.Be on-site during all inspections and review inspections to provide work orders as needed and assist with compliance.Respond to emergencies and direct site staff for handling emergencies.Expected to provide hands-on assistance as needed with the maintenance crews, which may include the following.Carries out work order assignments relative to apartmentfacilitybuilding repairs including HVAC, plumbing, electrical and general building construction.Performs required preventive maintenance duties for building mechanical systems.Responds to emergency repair needs and lockouts, in twenty-four (24) hour monthly on-call rotation.Maintains mechanicalplumbing and minor electrical equipment. Performs repairs when necessary.Ability to work across multiple locations, variable system types in occupied rental units.Performs other duties as assigned.Mows lawns, trims weeds, and rakes leaves as assigned.Picks up and removes trash prior to mowing a designated area.Trims bushes, shrubs, and pletes snow removal tasks such as shoveling sidewalks, steps, and doorways as needed during winter months.Operates snowblower or snowplow to clear roads, driveways, and parking lots.Performs routine maintenance on power equipment.Must be available to work an on-call rotation. Education andor Experience: High school diploma or general education degree (GED) required; two-five years related work experience required; or equivalent combination of education and experience.Technicaltrade backgrounds including HVAC, Plumbing andor Electrical are highly desirable but experience in all trades is not required.Excellent time management and communication skills are necessary.Technicaltrade certificates and training are desirable but not required.Must have a valid Class D driver's license. Experience with a dump trailer andor large utility trailer a plus. Supervisory Skills: The FNR Maintenance Foreman does supervise the FNR Maintenance team.Problem SolvingDecision MakingAbility to read and comprehend simple instructions, short correspondence, and memos.Ability to write simple correspondence, understand work orders and fill out completed spreadsheets.Ability to effectively present information in one-on-one and small group situations to customers, vendors, and other employees of the organization.Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.Ability to deal with problems involving a few concrete variables in standardized situations. Use of and understanding operations of electrical testing devices, a drain cleaner, and the ability to prioritize the urgency of various work orders are all required. ComputerTechnical Skills: Basic personal computer skills that include the ability to sendreceive e-mail messages, post information to a database or spreadsheet, and perform basic word processing, bookkeeping, andor data entry.Employee should be trained in the use of a tablet or similar device for daily tasks and work orders at scattered sites while working out of a service vehicle.Language Skills: Ability to read and interpret documents such as funding requests and program guidelines and rules. Ability to write routine reports and correspondence. Ability to speak effectively, employees of organization and building residents.Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
