Project SuperintendentDepartment: SuperintendentEmployment Type: Full TimeLocation: Pleasanton, CACompensation: $130,000 - $190,000 yearDescriptionThe primary function of the Project Superintendent is to control all field activities related to a project including all on-site field administration, supervision and technical management of all construction operations. This role will require the supervision and mentoring of the Assistant Project Superintendent(s), Field Engineer(s), and laborers. Also required will be the supervision and technical management of all daily construction operations, oversight and management of all subcontractors, owner vendors and other construction related personnel.Key ResponsibilitiesThe duties, responsibilities and attributes of the Project Superintendent include, but are not limited to:Technical SkillsCapable of being successful supervising a project with a project budget range of $5M - $60M, under various delivery methods, diversity in market sectors and varying complexitiesAssist the Senior Project Superintendent or other assigned supervisors(s) when part of a large project teamDevelop, maintain and enforce a project specific site logistics plan and temporary facilitiesDevelop, maintain and enforce a project specific site safety programsCoordinate and manage all material deliveries and subcontractsAssist the Project Manager in the development of all subcontractor specific scopes of work, which will be an exhibit to their subcontractProvides input to the Project Manager on field activities that have cost impacts in the field. Follows WEO procedures for documenting all change order and back charge related workDevelop, maintain and enforce the overall baseline schedule and weekly 8-week look ahead project specific schedulesImplementation and management of all SWPPP measures and documentationObtain and maintain QSP certification, if required by the specific project you are overseeingPossess knowledge of all documents associated with the project including plans, specifications, prime contract, subcontracts, purchase orders, daily correspondence, shop drawings and submittalsReads and understands subcontracts and the associated exhibits. Has the ability to enforce contractual obligations in the fieldStays up to date on changes to documents throughout the project and ensures proper implementation in the fieldProvide technical assistance to all members of the project teamCoordinate all field inspections and testingManagement SkillsAssist in providing pertinent field information that could affect the Monthly Reconciliation Report accuracy and forecastsDevelop, implement, and enforce the project-specific quality control program to include all subcontractorsPrepare and maintain the projects P6 baseline schedule and all subsequent monthly updatesInsert schedule delays fragnets into master P6 schedule contemporaneously to properly document delaysTimeliness of schedules being updated to prior meetings, i.e. OAC and Subcontractor meetingsMonitor all job site control reporting measuresVideo record document all existing project conditions prior to any construction on siteOversee, ensure staff are completing weekly progress photos to be properly labeled and filed on Oversee, ensure staff are completing and preparing meeting minutes for all weekly subcontractor meetings, pre-installation meetings, safety meetings, etc.Create and issue all project specific Incident ReportsSchedule and chair all JHA related meetings. Utilize the WEO safety department when applicableOversee and manage the daily coordination of all daily subcontractor activitiesDocument all actions dealing with actual or possible claims legal actionEnsure that all requirements of insurance, labor relations, and EEO are adhered toOversight and supervision of all WEO employed or 3rd party provided laborersPrepare and submit weekly time sheets pertaining to WEO specific labor forceAssist the Project Manager in the development of the General Conditions budgetUnderstands and enforces WEO and Cal-OSHA safety standardsCollects man counts and daily reports for each subcontractor on site. Writes concise, comprehensive descriptions of each day's work performed on site in WEO daily reportCreate and manage completion and punch lists and ensure the timely completion of all punch lists and completion lists itemsResponsible for mentoring of field staff and conducting annual performance reviewsMentor, develop skills and career paths of the Field Engineers and Assistant Project Superintendents Skills, Knowledge and ExpertisePersonal AttributesEffective written and verbal language communication skillsEffective time management and organization skillsTakes initiative, strives for increased responsibility and has a desire to learnShows emotional maturity, punctuality and dependability Interpersonal SkillsEstablish and maintain positive and effective working relationships with all (client, design professionals, various WEO departments, WEO project team, inspectors, and subcontractors)Motivate and build teamworkmorale in the project teamMentor, coach and train as necessary to help subordinates achieve their career objectivesPromote WEO Corporate Values with the project team, client and subcontractorsShow alignment with and promotes WEO Corporate ValuesQualifications:Four-year degree in Construction Management, Engineering, Architecture or equivalent experience in a related field or 5-10 minimum years of relevant project field experience, as a Field Engineer and Assistant Project Superintendent or equivalentProficiency in basic computer skills (MS Word, Excel, Outlook)Proficiency in Microsoft Project or P6 Scheduling Software and Project Management Software, such as Prolog, Viewpoint, CMiC or equivalent applications.
