Job Type Full-timeDescriptionThe Construction Superintendent is responsible for effective and profitable management of a construction project, with focused emphasis on achieving the team's objectives - Timely Delivery, Product Quality, Financial Success, and Project Safety. This involves supervising the activities and operations of all construction personnel at the job site. ESSENTIAL DUTIES AND RESPONSIBILITIESCoordinate with the design team to assure conformance to contract municate with project team regarding ASI's, RFI's, and material submittals.Effectively schedule and coordinate on-site work operations.Create and maintain 3-Week Look Ahead: cross-reference with the Master CPM Schedule to assure job progress is maintained.Assist in resolving construction problems (lack of productivity, work scheduling, etc.) as required.Manage the on-site safety program. Understand and implement all safety requirements, regulations, and laws that pertain to the project.Maintain an updated Record Set of Contract Documents at the job site, including all as-built information, and up- to-date field changes or change order modifications to the project.Review approved submittals and cross-reference between trades to ensure the work conforms to contract requirements.Review, understand, and enforce all project specific subcontract agreements and supplier purchase orders.Monitor and control project costs; ensure cost effective procedures are followed.Performs additional assignments as directed by Project Manager or other member(s) of management.Consistent daily attendance is considered an essential function of this position.ADDITIONAL RESPONSIBILITIESLead weekly (or more frequently as required) safety toolbox meetings.Lead Daily Huddles mapping out daily tasks and the expected performance of the workers.Perform weekly safety inspections.Maintain open, responsive and professional communications with all Project Team members, reporting any incident or concern to the Project Manager.Participate in the initial creation of the Project Plan.Lead weekly on site coordination meetings with all subcontractors to ensure schedules are being met and forecasting work.Monitor and update the Project Master CPM Schedule with PM on an as-needed basis (monthly at a minimum).Review project correspondence to ensure sync with all team members.Open the jobsite at the beginning of the day and securing the jobsite at the end of the day.Oversee the job site management of project documentation, inclusive of, but not limited to, the following: Plans & Specifications Subcontracts and Purchase Orders Submittals, RFI's and Correspondence Claims and Change Orders Superintendent Daily Reports Safety Meetings; Safety Inspection Reports Material Safety Data Sheets Progress Photos Punch-lists and Inspection Reports KNOWLEDGE, SKILLS AND ABILITIESMinimum of five years' construction management in similar environment. Thorough knowledge of all aspects of commercial, multi-family, andor residential construction (technology, equipment, methods); cost control, schedules and safety required.Excellent organizational, planning and leadership skills essential. Ability to handle stress and interact with others.Effective written communication and verbal interpersonal skills essential. Ability to effectively present information and respond to questions from managers and team members.Excellent supervisory skills.Strong analytical skills; Ability to apply concepts such as fractions, percentages, ratios and proportions to practical puter mastery of Windows-based applications such as Word, Excel, Outlook, and various scheduling packages.Must have valid driver's license; good driving record.Reasoning ability: ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.EDUCATION AND EXPERIENCEMinimum of five years' experience with a general contractor in field superintendent capacity.PHYSICAL DEMANDS While performing the duties of this job, the employee is regularly and frequently required to walk, talk and hear. The employee is required to sit and stand; walk the jobsite several times per day, often on uneven surfaces; use hands to grasp, handle or feel; reach with hands and arms; stoop, kneel, crouch or crawl. The employee must occasionally lift andor move up to 50 pounds. Specific vision abilities required in this position include close and distance vision, color and peripheral vision, depth perception and ability to adjust focus. The employee is frequently exposed to extremes of outside weather conditions and frequently to high levels of noise. The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of this job.
