About the Role Real Estate AnalystThe Real Estate Analyst will support our Asset Management team in optimizing the performance of our commercial real estate portfolio. This role will be responsible for conducting financial analysis, market research, and performance tracking to drive strategic decision-making for our assets. Position LogisticsPrimary Work Location: Headquarters - St Louis Park, MN OfficeWork Environment: HybridWork Schedule: Monday - Friday | 8 am - 5 pm Who We're Looking ForDevelop and maintain financial models to assess asset performance, cash flows, and investment returnsAnalyze property-level financials, including rent rolls, operating statements, and capital expendituresAssist in budget preparation, forecasting, and variance analysis for commercial assetsConduct sensitivity analyses to support decision-making on leasing, refinancing, and disposition strategies Monitor and assess the financial and operational performance of commercial properties within the portfolioSupport lease negotiations by evaluating tenant financials, lease structures, and market comparableTrack key asset management metrics such as occupancy, NOI, and lease expiration schedulesCollaborate with property managers and leasing teams to enhance property performance and tenant retention Conduct market research to identify trends, competitive positioning, and risks affecting asset performanceProvide insights on market conditions, including rental rates, vacancy trends, and economic driversSupport the acquisition and disposition process by preparing investment analyses and underwriting potential transactionsCollaborate with Director of Investor Relations on investor reports, presentations, and asset summaries for internal and external stakeholdersAssist in quarterly and annual asset valuations, working closely with senior leadership and third-party appraisersDevelop dashboards and reporting tools to track portfolio performance and key performance indicators We're Seeking Individuals Who Are: Analytical Thinker - Strong ability to interpret financial data, assess trends, and make data-driven recommendationsReal Estate & Financial Acumen - Understanding of commercial real estate, financial modeling, and investment analysisDetail-Oriented & Organized - Ability to manage multiple projects, track key asset metrics, and ensure accuracy in financial reportingCollaborative & Communicative - Works well with asset managers, leasing teams, and stakeholders to drive portfolio successTech-Savvy - Proficiency in Excel, financial modeling software, and reporting tools to enhance efficiency and insights QualificationsBachelor's degree in real estate, finance or economics2+ year's of experience in commercial real estate asset management, investment analysis or financial modelingExperience with ARGUS Enterprise Software required Culture & Total Rewards ApproachWhy Join Enclave?
