About the Role: The HVAC Maintenance Technician is responsible for the overall preventative, predictive and corrective maintenance strategies of utility systems and equipment in accordance with the OEM recommendations and internal SOPs. The HVAC Maintenance Technician has responsibility for the monitoring and response to equipment and systems tied to the Building ManagementControls and Monitoring systems.What You'll Do:Assess equipment and their mechanical systems as part of the equipment onboarding processPerform initial new equipment installationsPerforms planned and corrective work on utility mechanical equipment in accordance with internal procedures meeting all Quality and EHSS requirementsCompletes daily rounds and documents utility equipment performanceManages contractor services on externally performed equipment preventative and corrective maintenance, on-site escorting, supervision, and ensures all applicable documentation is in accordance with internal proceduresInterfaces with various departments to complete utility equipment maintenance and repairsDevelops JSAs for associated workSupports periodic review of equipment performance and identifies and proposes areas for continuous improvementCommunicates as found PM to the department equipment owners and reports any noted equipment performance deviations. Acts as SME during investigationsSupport in Writing, editing and reviewing maintenance procedures including WI (Work Instructions) and WPTs (Work Plan Templates)On call and emergency services are required. Overtime will be based on a as needed basisMaintains knowledge and troubleshooting proficiency for process equipment systems. Troubleshoot utility systems including RO, HVAC, Chilled Water, Hot Water and Compressed AirDevelops and maintains troubleshooting narratives for equipment systemsActively monitors and pulls trends for critical systems tied to the Building Management Control System (Metasys). Responds to alarms from the Building Control System. Reports findings to associated equipment ownersUploads completed mechanical preventative maintenance documentation and other corrective maintenance work into the Maintenance CMMS system (Blue Mountain Regulatory Asset Manager (BMRAM)) while adhering to Good Documentation PracticesSupports the spare parts program by identifying critical spare parts for equipmentSupports Calibration and Controls Technicians as neededPerform gas cylinder change-outs for GMP Manufacturing and lab activitiesTroubleshooting and support after hours as required or on-call (response to building management and building monitoring systems)General site services support as required including, general facility repairs and general site grounds maintenanceProvide after-hours troubleshooting support as required.What You'll Bring:4+ years of experience in HVAC maintenance and utilities supportPrevious experience working with complex mechanical systems, preferably within a regulated environmentStrong knowledge of HVAC systems, troubleshooting skills, and familiarity with utility systems like HVAC, Chilled Water, Hot Water and Compressed AirUnderstanding of EHSS, and regulatory standards for HVACMust be a self-starter, detail oriented, able to perform complex tasks and work cross-functionally with other departments with minimal supervisionEffective communication skills reporting mechanical issues as it relates to product qualityExperience with CMMS related systems and management of documentationEffective troubleshooting skillsPreferred: Experience in documentation management within a structured Quality System (ISO, FDA)HVAC certification or relevant technical training is a plusAbility to provide after-hours troubleshooting support as neededPhysical Requirements:May be required to lift up to 50 pounds of materials or equipment.Requirement to gown into Classified Areas of the facility (ISO 7 and 8 sterile gowning)The ability to move safely over uneven terrain or in confined spacesThe ability to safely climb ladders while carrying 40 poundsThe ability to wear personal protective gear correctly as requiredThis job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee.
