Our diverse holdings include warehouses, commercial strip malls, cold-storage facilities, and apartment buildings.POSITION SUMMARYThe Leasing Specialist plays a key role in the marketing and leasing of Cupples Lofts, a historic residential property located at 1023 Spruce St., St. Louis, MO-just two blocks west of Busch Stadium. This position is responsible for maintaining successful and consistent leasing efforts to ensure high occupancy and resident satisfaction.JOB RESPONSIBILITIESAssists in the selection and maintenance of the model apartments, target units, and mini models as necessary Conducts daily inspections and monitors the tour routeDemonstration and showing of models and vacant units for leasing using the interpersonal selling approach Consistent and prompt follow-up and follow-through on prospects and applicant and resident inquiries Accurately communicate the terms of all lease documents Maintains accurate and organized lease files and weekly traffic activity reportsComputes and updates current Market Survey Reports correctly and timelyAssists in the lease renewal program through accurate notification and consistent, creative resident retention programsPolitely and skillfully use the telephone to encourage prospects to lease apartments and respond to residents and various telephone requestsPlans, hosts, and participates in monthly activities for the residents Accurately records maintenance requests Views apartments and prepare move-in inventory 24 hours before the scheduled move-in Assists with administrative tasks as assigned by the Property Manager or Leasing Manager, including but not limited to posting rents, collecting rents, typing or filing Orders Leasing supplies Assists in cold-calling local businesses in the area Maintains marketing outreach files and follow-up Review all advertising for accuracy and placementMaintains information on calls, visits, and leases from all sources Perform other duties as assigned RequirementsRequired SkillsAbilities•High school diploma or GEDOne to two years of residential leasing experienceSection 8 and affordable housing knowledge is requiredYardi experience, preferredBasic computer skills, including utilizing Microsoft programs, preferred Must be able to work some weekends and extended hoursPhysical Requirements:•periods sitting at a desk, working on a computer, standing, walking, giving tours, and meeting with potential tenantsMust be able to lift up to 15 pounds at a timeMust be able to cover a variety of properties with stairs and conduct tours in various weather conditionsBenefitsMedical, Dental, Vision, & Life InsuranceCompetitive pay401K with 4% company matchPaid Time Off (PTO)Paid HolidaysSalary $35~$60kSalary Description $35k~$60k
