SummaryPerforms a variety of non-routine and skilled maintenance and repair activities on the community buildings and groundsResponsibilitiesCompletes work orders as assigned, through a computerized maintenance management system (CMMS), to repair or install equipment and machinery or HVAC, carpentry, plumbing, electrical, concrete, locks, grounds work and assist residents andor customers with general maintenance needsPrepares apartments to bring them online, including painting, patching, making repairs, and any other tasks necessary to make unit ready for move inPerforms HVAC upkeep and repairs, tracks inventory, recommends purchases, and completes reportsConducts equipment maintenance, testing, lubricating, cleaning machinery, and reporting any equipment malfunctions, repairs or replaces defective itemsAssists in maintaining the appearance of the main buildings, outside buildings. and grounds, including snow removal and saltingMay be responsible for conducting inspections and drills ("Life Safety") including but not limited to sprinkler inspections, fire drills, electrical inspections, bed inspections etc. May be required to perform painting (making residential units ready for move in, and painting in common areas); Skilled painting may comprise 80% or more of certain Maintenance Specialists' job duties, and if so, that Specialist will be designated as that location's primary painterRequired to remain on-call, when assignedQualifications, Knowledge, Skills & AbilitiesTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, andor ability required. -High school diploma or equivalent; Trade school preferable-Must possess knowledge of HVAC, plumbing, carpentry, painting, electrical, smallequipment repair-EPA refrigerant certification type II required if position will be handling refrigeration-Valid driver's license preferred-Must be proficient in the use of saws, hand tools, carpentry equipment, lawnequipment, and alarm systems-Experience with commercial kitchen or laundry equipment service preferred-May be required to provide one's own hand tools for use on the job-Ability to read and comprehend simple instructions, short correspondence, and memos-Ability to write simple correspondence-Ability to effectively present information in one on one and small group situations-Experience with "The WorxHUB" CMMS preferredPhysical Requirements and Working ConditionsThe physical requirements and working conditions described here are representative of those an employee encounters while performing the essential functions of this job.
