Experiencing outstanding growth since its founding in 1989, the company's growing portfolio exceeds twenty-five million square feet.Summary of Responsibilities:The Assistant Project Manager, Construction assists with construction projects from beginning to end, ensuring that projects are completed on time and within budget. The Assistant Project Manager, Construction helps to control the time, cost and quality of construction projects, including residential, commercial and industrial buildings.Essential Functions:Communicates directly with contractorsdesigners concerning project cost, staffing, and scheduling Prepares project status reports and works to ensure plans adhere to contract specificationsNegotiates with vendors and suppliers to obtain the best price and delivery schedule Responsible for selecting subcontractors and negotiating the terms of their contracts Prepares reports that include cost overruns, workplace injuries, issues with trade unions and the causes of construction delaysPlans and coordinates all aspects of the construction process, including hiring contractors and working with engineers, architects and vendorsDetermines what permits are necessary and ensures that they are obtained. Reviews the budget for the project and prepares a detailed plan to allocate the funds by stage or by labor, materials and contingenciesOther duties as assignedCompetencies:Understanding of the construction business and the ability to work under deadlines in a fast-paced environment A wide degree of creativity and latitude is expectedExcellent communication skills, both verbal and writtenStrong organization & time management skillsAbility to recognize and address appropriate issuestasksresponsibilitiesrequestsEducation Experience Requirements:Bachelor's degree in Engineering, Architecture, Construction Management or other related field from an accredited university or collegeMinimum of Two (2) to Three (3) years related experience Familiar with a variety of the field's concepts, practices, and proceduresKnowledge of general workflow and processes for the construction buildings projectsProven track record of timely delivery of construction projects within budgetEffective negotiation and mediation skillsExperienced in MS Office (Excel, Word, Outlook)Compensation & Benefits:Extell Development Company offers opportunities for professional growth and advancement; and competitive pay and benefits to include:Annualized Salary: $100,000 - $125,000Medical, Dental, and Vision InsuranceCompany paid Life and AD&D InsuranceCompany paid Short and Long-Term Disability401(k)Paid Time OffPaid HolidaysEmployee Assistance Program*Equal Opportunity Employer
