Description Position at Century Communities What You'll Do:The Vice President of Forward Planning oversees the land entitlement and approval process, managing external consultants and coordinating with municipalities to ensure timely project progression. This role conducts due diligence, develops risk mitigation strategies, prepares budgets and contracts, and ensures compliance with subdivision agreements and conditions of approval, supporting the company's strategic growth in targeted markets.Your Key Responsibilities Include:Responsible for the management of the land entitlementapproval process including scheduling and managing outside consultants as well as coordinating meetings with governing jurisdictions and municipalities.Maintains and monitors entitlements on a weekly basis.Perform preliminary due diligence and prepare preliminary underwriting package for VP Land Acquisition, President, and COO or applicable manager.Understand the market, entitlement, and construction risk of each asset we target, and develop risk mitigation strategies and structures.Assist in the preparation of Subdivision Agreements, Development Agreements and Conditions of Approval.Manage subdivision improvement bonds and maintain a schedule of bond renewal.Coordinate with internal staff and external resources such as civil engineers, city staff, etc.Responsible for the preparing of bid packages and managing contract procurement for each scope of work related to the project.Assists the land acquisition department with due diligence process including all due entitlements.Helps oversee consultant teams for specific projects to ensure timely progression of entitlement plan approval process.Responsible for maintaining entitlement schedules.Coordinates with the division departments, as needed in preparing project budgets and approving consultant plete executive summaries and business plans for corporate approval.Demonstrate knowledge of the markets in which we operate including active subdivisions, planned developments, and future areas of growth.Perform other duties as needed or assigned.What You Have:Ability to handle multiple projects and work in a fast-paced environment while remaining calm and positive.Ability to effectively work with managers and employees at all levels and develop positive relationships and a productive culture.Well-developed interpersonal skills and the ability to get along with diverse personalities.Has a "roll-up-your-sleeves" personality and is comfortable working "hands-on."Excellent written and verbal communication skills.Ability to adapt to changing environments.Attention to detail.Adept at consensus building with local departments.Experienced in managing multiple projects.Your Education and Experience:Desirable study concentration in real estate law.Bachelor's degree required. Desirable study of concentration in Law andor Real Estate. Bachelor's Degree in business, real estate andor finance, architecture, or urban planning or related major.6+ years of successful land acquisition and development leadership experience with a production oriented residential builder with 5+ years in management role.Experience in managing multiple projects in various stages of completeness ranging from land acquisition, entitlement in process and start-up ongoing business and stages of forward planning.Three plus years of successful project managementexpediting experience with a production residential or multi-family builder.Highly proficient in Microsoft applications (Excel, PowerPoint, Word; familiar with SharePoint).About Century CommunitiesOur mission of A Home For Every DreamĀ® is only possible with the best talent in the industry. Compensation: Century Communities (the "Company") intends to offer the selected candidate an annual base salary in the range of $215- $225,000 with the potential for other financial incentives.
