The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties. Position Overview: Reporting to the Sunset Park ("SP") Management Team, this is a supervisory field position that will oversee the Operations and Maintenance (O&M) of City-owned properties within the Asset Management portfolio at NYCEDC, specifically the Sunset Park Campus in Brooklyn NY and other properties as assigned within the EDC portfolio. This role will primarily be located at MADE Bush Terminal and will report to the AVP of Operations the MADE Campus. Essential Duties & Responsibilities:Maintenance & Repairs:Perform preventive maintenance, repairs, and emergency services as directed on EDC properties, including but not limited to low voltage electrical equipmentsystems, plumbing, heating ventilation and HVAC, mechanical systems, carpentry, painting, masonry and other general repair needs.Field Management:Assist in managing EDC Field Staff and contracted retainers. Aid in coordination of contactor site visits andor repairmaintenance services.Implement a systematic maintenance program for the campus. Develop periodic inspection regiment for field staff to follow and spections & Work Orders:Partner with Sunset Park management to ensure that the campus and its facilities are routinely inspected, and work orders are logged appropriately with EDC requirements. Ensure direct reports are properly tasked and equipped to log and perform scheduled inspections and work municate effectively with EDC colleagues and external partners when the need arises. Provide updates on repairsprojects to keep stakeholders informed. Provide support after working hours for efforts such as contractor escort, site visits and other EDC planned events as needed.Snow Removal:During snow events that require removal duties, coordinate with a team to plan removal duties and contractors to ensure coverage.Duty Station and Site Reporting:This is an onsite position that requires a 5-day presence at the MADE campus with travel to our main office at One Liberty Plaza as needed. The work schedule may include weekend coverage and is subject to manager approvalconsideration.Supervisory Duties:This position is a supervisory role with at least 1 direct report. Assist manager with performance reviews, employee development and other supervisory duties are expected in this role. Direct reports are subject to change at the manager's discretion.Training:Develop training program for direct report that will enhance skillsets and technical knowledge of building and campus systems. Provide on-the-job training and coaching to build a well-rounded team.Serve in the leadership capacity in the Sunset Park team, creating a positive work environment, ensuring accountability, and cultivating a strong work ethic.Ongoing Development: While not required at the time of hire, the following certifications (not limited to) are encouraged and can be obtained during employment:OSHA 30 HourFDNY S12 Supervision of Sprinkler Systems (Citywide)FDNY S13 Supervision of Standpipe Systems (Citywide)FDNY S95 Supervision of Fire Alarm SystemsBackhoesheavy equipment training (Dump Truckfront-end loaderskid steerbackhoe)NYS CDL Driver licenseNYS Driver license Class DPower Industrial Truck CertificationAerial Work Platform CertificationCPRAED TrainingTWIC CertificationQualifications:High School diploma or equivalent5+ years of experience required with working knowledge in maintenance, inspections and repairsUtilize handheld and desktop computer devices to input work orders and record workMust maintain a valid NYS Driver License with clean driving recordWorking knowledge of construction and handyman repair techniques.Ability to push or carry objects.
