We are currently seeking a Technical Designer III to join our Asset Strategy Practice in New York City. This role focuses on Tenant Improvements, Commercial and Corporate Interiors, with ability to work at a fast pace and on multiple projects at one time. The Technical Designer III is responsible for developing, organizing, and executing the development of construction documents utilizing creativity, foresight and judgment to meet project requirements and objectives through project completion. Other duties may be assigned:Participate in the design phase activities by providing expertise in detail developmentParticipate in all construction phase activitiesConduct existing conditions surveys and prepare architectural base plans, sections, elevations and details as appropriate to document relevant conditionsReview applicable building and accessibility codes and develop a list of criteria to be reflected in the design documentsAssist the design team by researching products and systems that accomplish the design intentPrepare construction documents including, but not limited to: demolition plans; partition plans; reflected ceiling plans; telephoneelectricdata plans; finish plans; large scale details plans; sections and elevations; detail drawings for millwork and cabinetry; schedules for doors, frames, hardware, architectural finishes and partition types; and construction specifications for all material, finish and product selectionsPrepare bidding documents, general conditions and supplemental conditions that are part of the contract documentsReview and process all shop drawingsample submissions and consult with the Studio Manager, Project Manager, and Project Designer, as appropriate, to ensure that the design intent is being maintainedParticipate in the punch list processLead, facilitate, and manage the overall design process for moderately complex projects independently and support larger complex projects under supervisionContribute to developing fee proposalsDevelop innovative design concepts which are practical, aesthetic, safe and conducive to intended purposes and function which is reflective of client goals and within project budgetSelection and specification of materials, products, and architectural systemsAssists Project Manager in sub-contracting or the coordination of sub-consultant's workLead the Construction Administration phase responding to RFI's, CO's, reviewing shop drawings and involved in the field site reviewsEnsure project documentation is compliant with NELSON standard for all projects and processesDevelops solutions to technical and design problems following established standardsPrepares 2D and 3D presentationdesign drawingsProvide research and compile data during project phasesPrepare and modify interior architectural documents, elevations, sections, details, etc.Supports the team in collecting information for client assessment; may attend interviews, provide documentation supportConduct design charrettes and lead project team meetingsComplete timesheet and expense reports accurately and on-timeAssist with the schematic phases as directed (sketching, input of sketches, modification of schematic test fit plans, etc.).Required Knowledge and Skills:Knowledge of expectations related to high-quality service to clientsAdvanced knowledge of design, trends, construction methodology, materials application and manufacturer-supplier appropriateness; consistently share such knowledge with teammatesAdvanced knowledge of design techniques, tools, and principals involved in production of precision technical plans, blueprints, drawings, and modelsAdvanced knowledge of furniture, fixture and equipment (FF&E), architecturalinterior finishes, lighting, art signage, color and materials to carryout design intentAdvanced knowledge of sustainability, integrated design and LEED guidelinesAdvanced understanding of building regulations, life safety codes and ADA requirementsAdvanced understanding of project budgets and schedulesAdvanced knowledge of design techniques, tools, and processes involved in production of Construction DocumentsAdvanced knowledge of the construction process as it relates to the drawings being producedAbility to organize and prioritize tasks as needed to complete within the identified time frameQualifications:Bachelor's degree in Architecture, Architectural Drafting, or related field8+ years of relevant industry experienceHighly proficient in both Revit and AutoCADFamiliarity with Photoshop andor InDesign preferredMust be deadline-orientedStrong attention to detailArchitectural Technical experience working on: tenant improvements, commercial and corporate interiors, landlord fit ups, repositioning, etc.National salary range: $65,000 - $100,000 (8+ years experience). Additional compensation includes bonuses and benefits (compensation factors are based upon years of relevant experience, qualificationslicensure, education, and location.)
