Job DescriptionJob DescriptionKey AccountabilityOperate and maintain hot water and steam boilers in a safe and efficient manor: troubleshoot and repair minor malfunctions; perform chemical tests and regulate chemical feeds and blow downs; perform plumbing and electrical work on and around the boilers; inspect and repair steam fixtures such as traps, valves, reducers, strainers and coils etc. Start, stop and switch over boilers.Operate and maintain chillers and air conditioners: troubleshoot minor malfunctions and assist in finding and repairing leaks in the system.Perform duties such as repair and overhaul of equipment.Perform minor electrical work. Assure that all electrical tests are fully documented.Assist in the maintenance and upkeep of shop drawings, record files, service manuals and parts manuals.Requisitions parts and supplies for completing approved work orders and assignments.Assists with painting, plastering, carpentry, ceiling and floor tiles installations and minor remodeling.Maintain current with projects and work requests. Target for completion is 30 days or less since the date the request was opened.Maintain all required records, reports, statistics etc.Assist in the care and maintenance of department equipment and supplies and maintain a clean and organized work areas.Assists with yard work such as mowing, trimming, snow removal, outdoor trash, etc. on an as needed basis or in the absence of grounds keeping staff.Works independently with minimal supervision needed.Department OversightHelps manager evaluate department needs and purchases. Help formulate and implement plans of action to address unfavorable variances to budget. In the absence of the Maintenance Manager or Integrated Services Director, provides oversight of the Maintenance Department, to include planning, organizing, coordinating and directing department functions and activities to achieve objectives and comply with regulatory requirements.Participates on Hospital committees and is a consultant to other departments as requested.Assists manager in oversight of systems for control of efficient and effective operation of all utilities.Is knowledgeable of NFPA and Life Safety Codes and ensures Clarke County Hospitals compliance with all applicable codes.Participates in all insurance and regulatory inspections.Assists in completion of annual evaluations of Life Safety, Security, Safety, Utility and Medical Equipment management plans.Assists Maintenance Manager in the oversight of the computerized work order system Facility Fit Pro including asset management, preventative maintenance and work request updates, assignment and review. Basic Performance CriteriaDemonstrates Clarke County Hospital Standards of Behaviors as well as adheres to hospital policies and procedures and safety guidelines.Demonstrates ability to meet business needs of department with regular, reliable attendance.Employee maintains current licenses and/or certifications required for the position.Practices and reflects knowledge of HIPAA, DIA, DNV, OSHA and other federal/state regulatory agencies guiding healthcare.Completes all annual education and competency requirements within the calendar year.Is knowledgeable of hospital and department compliance requirements for federally funded healthcare programs (e.g. Medicare and Medicaid) regarding fraud, waste and abuse. Brings any questions or concerns regarding compliance to the immediate attention of hospital directors and administrative staff. Takes appropriate action on concerns reported by department staff related to compliance.Minimum RequirementsIdentify items that are minimally required to perform the essential functions of this position.Preferred or SpecializedNot required to perform the essential functions of the position.Education & Experience: High school or trade school graduate. Must have completed a course of study which included: HVAC systems, boilers and electricity.Three years of Plant Operations and Maintenance experience.Trade school education is preferred. Must have completed a course of study, which includes HVAC systems, boilers, electronics, electrical, building automation system, lock smith, carpentry, small equipment repair, refrigeration, construction.1 year of leadership/supervisory experience or equivalent.License(s)/Certification(s):Valid drivers license when driving any vehicle for work-related reasons.Certification in course of study including: HVAC systems, boilers, plumbing, electricity, etc. Chauffeurs license or endorsement.Knowledge/Skills/Abilities:Must be a good communicator with the general public, hospital staff and medical staff.Basic computer knowledgeMust be able to organize work and remain flexible.Must be able to manage and prioritize multiple projects simultaneouslyCustomer focusedAny knowledge of HVAC systems, boilers, electronics, electrical, building automation system, lock smith, carpentry, small equipment repair, refrigeration, mechanical, and construction is preferred.Other: Use of usual and customary equipment used to perform essential functions of the position.
