Job DescriptionJob DescriptionSalary: Role, Responsibilities, Expectations, and Key Numbers - RREKPre-Construction SuperintendentRole Description - Brief Summary of Team Member's RoleThe Pre-Construction Superintendent supports the Land Acquisition Team by navigating the often complex and bureaucratic due diligence & permitting process within your designated jurisdictions. You ensure that all the required permits and approvals are obtained in a timely manner for the projects assigned and owned by you. It's more than a job, it's a chance to build the future.What OBSERVABLE Behaviors Should We See EVERY Day?Hits the ground running daily, driving projects forward to be ready for vertical constructionPresent in the office daily for work days (8-9 hours) when not on site, meeting with Sub contractors, working on permitting, etc.All offsite activities are logged in Google Calendar.Ensure the Google Calendar is updated at the end of each day to accurately reflect all work completed.Meeting people on job sites and coordinating project activities.Updating appropriate platforms detailing all progress in permitting and on site activties.Responsibilities -Doing the Job. The Actions for Which the Team Member is Responsible.Live out Team 2020's culture and core values.Coordinate all requirements and assemble all documents, utility confirmations, etc required to submit to Authority Having Jurisdiction (AHJ) for confirmation of all due diligence tasksUnderstand and comply with all regulations, requirements and variancesPrepare and submit all necessary applications and associated documents for permitting and utility requirementsProactively identify potential permitting speed bumps and work with the Land Acquisitions Team to mitigate themMaintain data integrity and up-to-date records of all permitting activities in all applicable software platforms and AHJ or utility portalsProvide support to the Head of Acquisitions to ensure timely completion of all due diligence and permitting requirementsCoordinate and conduct vertical hand off meetingsSchedule surveying (boundary, footer staking) based on approved site planMaintain open and effective communication with the Head of Acquisitions and the rest of the teamConduct thorough pre-contract site visits to evaluate land suitability and determine if it meets the necessary criteria for acquisition.Other duties as assigned.Expectations - Achieving the Results.
