Job DescriptionJob DescriptionSummary: Perform a variety of maintenance tasks necessary to maintain and enhance the value of an apartment community in a timely, professional, and courteous manner.Company: Student QuartersLocation: Milledgeville GA 31061Reports To: Maintenance Supervisor Job Type: Full-timeSchedule:8-hour shiftMonday to FridayOn-callWeekend availabilityWork Location: One locationDuties and Responsibilities:Maintain an excellent customer serviceEnsure all service requests and repairs are completed thoroughly and in a timely mannerMaintain an organized, clean, and safe work areaAssist the Maintenance Supervisor with monitoring the inventory of equipment, tools, parts, and supplies at appropriate levelsComply with all personnel management policies and proceduresMaintain a preventative maintenance scheduleCommunicate effectively with residents, fellow employees, vendors, and supervisorsWork with Maintenance Supervisor to maintain an effective preventative maintenance programWork with Maintenance Supervisor to adhere to budget guidelinesAssist the Maintenance Supervisor with maintaining a hazard communications programInspect grounds, buildings, and other community features as required to minimize liability concernsEnsure adherence to the company's safety and hazard communications programs, policies, and proceduresWork with Maintenance Supervisor to ensure that physical condition of the community is maintained according to company operating and safety standardsWork with the maintenance team to ensure excellent curb appeal at all timesAssist residents with the move-in/move-out process as neededAssist with the scheduling and performance of all maintenance/repair-related turn eventsPerform scheduled maintenance on all equipment based on the manufacturers recommendations and operating manualsAddress complaints and resolve issues in a timely and professional fashionMaintain accurate recordsContribute to the general upkeep and cleaning of office, common areas, and modelPerform other maintenance/repair work as directed by Property Manager and Maintenance SupervisorAssist in the daily clean-up of the exterior of the property including grounds, breezeways, and all common areasPerform swimming pool maintenance and cleaning and maintain accurate, timely chemical logsParticipate in on-call rotation for emergency serviceAdhere to the company dress codePerform additional tasks and responsibilities as requiredLicenses/Equipment:Must have reliable transportation due to the emergency on-call requirementEPA certification Type I and IIOther licenses and certifications as required by local, state, or federal lawPosition requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipmentAll equipment must be used without jeopardizing the safety of themselves, fellow associates, and residentsAppropriate safety equipment and apparel must be worn including proper footwear (work boots)Must be able to diagnose problems with and assist with the repair of the following:Major appliancesHVAC, including EPA CertificationBasic-Intermediate plumbingBasic-Intermediate electrical (when no license required)SheetrockGeneral carpentryPool care (if required by community)Roofs and guttersPaintingGeneral irrigation maintenance and repairsLandscapingFountain maintenance and repairsFoundation/sidewalk repairsIce/snow removalGolf carts and small engine maintenancePhysical Activities:Requires frequent lifting and moving of up to 75 pounds when using machinery and equipment for essential maintenance tasks, including but not limited to installing outside air conditioning units.Requires frequent bending and/or stooping to access equipment and machinery necessary for essential maintenance tasks.
